First-Time Buyers: The Whole Path, Explained Before It Happens
The whole path explained in plain language, so the first home you buy is a decision you understand.
There is a lot the first time through
First-time home buyers in Anacortes and across Skagit, Island, Whatcom, and Snohomish counties usually arrive with the same two feelings: excited, and quietly certain that everyone else knows something they don't. That second feeling is accurate, and it is fixable in about an hour.
The pieces are not complicated on their own. Pre-approval. The difference between what a lender will lend and what you actually want to pay each month. What an inspection can and cannot tell you. What earnest money is and who holds it. What happens in the four to six weeks between an accepted offer and the day you get keys. The trouble is that most people learn each piece at the moment it is happening to them, under a deadline, with money on the line.
The way DiAnn Sager works is the opposite. Every step gets explained before it happens, not after. As one couple wrote: "As first-time buyers there were aspects of the process that were overwhelming, but DiAnn was always there for us to answer questions." (Rachel and Luke) You will not be the first person to ask what a contingency is. You will be the hundredth, and that is fine.

How DiAnn Sager Real Estate works with first-time buyers
DiAnn Sager is a Real Estate Broker with RE/MAX Gateway in Anacortes, holds the ABR buyer-representation designation, and has closed 125 homes since she was licensed in January 2018. She grew up on Fidalgo Island, which means the neighborhood orientation you get is from someone who has driven these streets in every season, not from a listing description.
It starts with a free 60 to 75 minute buyer consultation, and for a first purchase this hour does more than any other. You learn your real monthly number, which is not the same as your pre-approval amount. You see what that number actually buys right now in each county, before you fall in love with something out of range. You walk through the entire process, in order, on paper. And you decide together how you will work: how showings get scheduled, how fast decisions have to happen, and how DiAnn is paid, which is written into your buyer agreement so nothing is vague.
Then the search is built to your criteria and your showings are worth the drive. The full sequence lives on the how we help you buy page: ready, educated, aligned, locked. First-time buyers spend the most time in the first two, and that is time well spent.
The steps, in the order they actually happen
This is the path a first purchase follows in Washington. Every one of these gets explained again, in detail, when you reach it.
- The consultation. Goals, wishlist, reality check, the process, and the plan. Free, and the most valuable hour of the whole thing.
- Pre-approval. A lender who knows this area reviews your income, debts, and savings and tells you what you can borrow. DiAnn introduces you to lenders if you need one. Then you decide what you want to spend, which is a different and more important number.
- Representation in writing. Washington requires a written buyer services agreement before an agent shows you homes. It spells out what DiAnn does for you and how she is compensated, which is negotiated between you, not set by anyone else.
- The search. An MLS auto-search tuned to your criteria, plus DiAnn's read on each listing before you drive to it.
- The offer. Price, earnest money, contingencies, and timelines, chosen on purpose for this home and this seller. You will understand every line before you sign it.
- Inspection. A licensed inspector goes through the home; you get a report; DiAnn helps you decide what to ask for, what to accept, and when to walk away.
- Financing and closing. Appraisal, final loan approval, a final walkthrough, and signing at the escrow or title company. Then keys.
- After. Check-ins at 30, 90, and 180 days, with community introductions so the new town becomes home.
Buying with someone else's household, or with the plan of a bigger place later? The multi-generational and trading up pages cover those. When you are ready to start, book the consultation.
First-time buyers across the areas we serve
What a first budget buys changes a great deal between Anacortes proper, the valley towns, and Whidbey Island, and the right answer is usually not the first town you searched. These pages cover the specifics.
- First-time buyers in Anacortes, the anchor city on Fidalgo Island.
- Old Town, the historic core with the smaller lots and the walk to downtown.
- The Oakes Avenue corridor, on the way out toward the ferry.
- South Anacortes, toward the lakes and the forest lands.
Current listings DiAnn represents are on the listings page. Your search will cover the rest of the four counties.
Frequently Asked Questions
How much do I need for a down payment?
It depends on the loan program, and some programs allow far less than the twenty percent people assume. A lender who knows this area will walk you through the options in the pre-approval conversation, and DiAnn introduces you to lenders if you do not already have one. Closing costs are a separate number, and you will see both before you make an offer.
What is the difference between pre-qualified and pre-approved?
Pre-qualified is an estimate based on what you tell a lender. Pre-approved means the lender has verified your income, debts, and savings and is prepared to lend up to a specific amount. Sellers in this market take pre-approved offers seriously and pre-qualified ones less so.
What if the inspection finds problems?
Almost every inspection finds something, and most of it is normal. DiAnn helps you sort what matters from what does not, then decide whether to ask the seller for repairs or a credit, accept the home as it is, or walk away within your contingency window. Surprises in inspection are one of the biggest fears first-time buyers name, and the process is built to keep them from becoming surprises.
Do I pay DiAnn to be my agent?
How DiAnn is compensated is agreed in writing between you and her in a buyer services agreement before any showings, and it is negotiable. The consultation itself is free. You will know exactly how it works before you commit to anything.
