Mount Vernon, the County Seat on the Skagit, From Someone Who Works It
The Skagit County seat on the Skagit River, the valley's largest town.
Living in Mount Vernon
Mount Vernon is the Skagit County seat and the valley's largest town, sitting on the Skagit River where I-5 crosses it. It was incorporated in 1893, and for most of its life the river was both the reason for the town and its biggest problem. For decades the town fought the river by hand: the city's own account is that a flood event took 1,500 to 2,000 volunteers twelve hours to fill 150,000 sandbags. The permanent flood wall replaced that. It went up in three phases and was finished in April 2018, and the city credits it with a 40 percent drop in downtown flood insurance premiums and 223 buildings taken out of the regulatory floodplain. The riverfront is now a place you walk, with the Skagit Riverwalk running along the water between First Street and the river.
Downtown Mount Vernon is First Street: the Lincoln Theatre, still running films and concerts with its Wurlitzer organ, restaurants, and the Mount Vernon Library Commons on West Kincaid. The Skagit Valley Tulip Festival has run since 1984 and takes up the whole month of April, with RoozenGaarde and Tulip Town drawing the crowds to the fields west of town. If you live here, April traffic is part of the calendar. So is knowing the back roads around it.
The rest of the civic list is real: Skagit Valley Hospital, a state-designated Level III trauma center; Skagit Valley College's main campus on East College Way, founded in 1926; and Skagit Station, the county's transit hub with Amtrak Cascades. That is why Mount Vernon reads as a small city and Burlington, one exit north, reads as a town.

Mount Vernon neighborhoods and communities
Mount Vernon spreads from the river up onto the hills to the east, and where you land changes the house you get.
- Downtown and the riverfront. First Street, the flood wall, the Riverwalk, and the older grid streets behind it. Historic homes on the old grid, and everything walkable.
- The College Way corridor. East of the freeway around Skagit Valley College and the hospital: established neighborhoods on real lots, close to services. The city's police department calls the hospital blocks the Hillcrest Medical District.
- Little Mountain. The south side of town around Little Mountain Park, 522 acres just south of the city limits with trails and viewpoints over the valley, and Little Mountain Elementary. Hillside lots and the views that come with them.
- East Division Street, out toward Big Lake. The newer plats on the east hill: Skagit Highlands, the big planned community up the hill, where I brought a buyer to Crested Butte Boulevard in June 2021 and the county plat reads Skagit Highlands Division V; Eaglemont, the golf-course community the city names at Baker Court Park on Eaglemont Drive; and Woodside, the 2016 planned-unit plat where I sold homes on South 47th Street and South 48th Place in 2022.
- Big Lake. A lake community on Highway 9 southeast of the city with lake lots and newer plats. Big Lake Elementary is a Sedro-Woolley School District school, and the county's school-district map draws the Sedro-Woolley line west of the lake, so both shores, West Big Lake Boulevard included, are Sedro-Woolley schools. I closed a buyer on West Big Lake Boulevard in May 2026 and another on Montborne Road on the west shore in 2019, and I still check the line for every address.
- West Mount Vernon. The neighborhoods on the far side of the Skagit from downtown, which the city itself calls West Mount Vernon in its planning areas and police zones, with West Hill above them. Older homes and their own flood-zone picture.
Housing stock runs from the old homes near downtown, to the established neighborhoods along College Way and Division, to newer construction on the east hill and around Big Lake. On any lot near the river, the first document I pull is the FEMA flood map. On any lot on the hill, it's the CC&Rs.
Getting around from Mount Vernon
I-5 runs straight through town, which is convenient for commuting and less convenient for the neighborhoods on either side of it. Highway 20 to Anacortes and Sedro-Woolley is reached through Burlington. Highway 9 passes Big Lake and Clear Lake on the east side of the valley on its way to Sedro-Woolley. Skagit Station at 105 East Kincaid Street is the hub: Amtrak Cascades trains, Skagit Transit local routes, the 80X County Connector to Bellingham Station, the 90X Skagit Snohomish Connector to Everett Station, and Island Transit from Whidbey. If you can work from a train or a bus, Mount Vernon is the one Skagit town where that's a daily option.
Drive your commute at your real hour before you buy. I-5 north of Everett behaves differently at 6:30 than at 9, and I'd rather you know that in the car than after closing.
What's nearby, by name
The tulip fields west of town every April. La Conner and the Swinomish Channel across the flats. Little Mountain Park just south of the city. Skagit Valley Hospital and Skagit Valley College in town. The Lincoln Theatre downtown. Big Lake and Clear Lake to the southeast. Burlington's retail one exit north. Anacortes and the San Juan ferry to the west, the North Cascades Highway to the east, and Bellingham up I-5.
Mount Vernon or Burlington, or Anacortes: the honest trade-off
Against Burlington, Mount Vernon gives you the civic center: hospital, college, train, downtown, and a longer list of schools. Burlington gives you the I-5 and Highway 20 junction and the newest plats. Prices between the two overlap more than the stereotypes suggest, so the deciding factor is usually the specific neighborhood and the school assignment.
The Mount Vernon School District runs Centennial, Harriet Rowley, Jefferson, Little Mountain, Madison, and Washington elementary schools; LaVenture and Mount Baker middle schools; Mount Vernon High School; and the choice programs Aspire Academy, Northwest Career and Technical Academy, and Skagit Academy. A Mount Vernon mailing address does not guarantee the district, and Big Lake is served by Sedro-Woolley schools, so the address decides, not the mailing city.
Against Anacortes, where I grew up, Mount Vernon trades the water and the island for the freeway and, dollar for dollar, more house. The river is Mount Vernon's water. It is beautiful, and it is on a flood map, and both of those are true at once.
How I work Mount Vernon
I've sold in Mount Vernon since 2018, and the valley has been home ground my whole life. DiAnn Sager Real Estate runs out of RE/MAX Gateway in Anacortes, and Mount Vernon is a normal week's work, not a road trip.
If you're selling, the number that matters is your net. The free EPIC™ Home-Selling Report shows your equity position and three pricing paths for your specific house, and the campaign is on the selling your home page. If this is a rightsizing move out of a hillside home into something on one level, that is most of what I do.
If you're buying, first-time buyers and relocating households both land here often, and the flood map, the school line, and the commute get answered before the first showing. My current homes are on the listings page, and the towns around Mount Vernon have their own pages: Burlington, Sedro-Woolley, and La Conner. Tell me what you're thinking.
By the road from Mount Vernon
By the road from the middle of Mount Vernon, it is 17 miles to downtown Anacortes, 4.7 to the Burlington I-5 exit, 28 to downtown Bellingham, 62 to downtown Seattle. These are road miles from OpenStreetMap routing, measured September 2026, by road and not by ferry.
Frequently Asked Questions
Is Mount Vernon, WA in a flood zone?
Parts of the city near the Skagit River are in the floodplain, and some homes require flood insurance. Downtown has a permanent flood wall along the riverfront, finished in April 2018, which the city says took 223 buildings out of the regulatory floodplain. The only honest answer is per address, so I pull the FEMA map and an insurance quote for any property you're serious about.
What schools serve Mount Vernon?
The Mount Vernon School District: six elementary schools (Centennial, Harriet Rowley, Jefferson, Little Mountain, Madison, Washington), LaVenture and Mount Baker middle schools, and Mount Vernon High School. Big Lake is served by the Sedro-Woolley district, and a Mount Vernon mailing address does not guarantee the district, so verify by address.
Can I commute from Mount Vernon without driving?
Yes. Skagit Station downtown has Amtrak Cascades trains, Skagit Transit local routes, the 80X County Connector to Bellingham Station, the 90X Skagit Snohomish Connector to Everett Station, and Island Transit from Whidbey. It's the one Skagit town where a train or bus commute is a daily option.
What is living near the tulip fields like in April?
Busy. The Skagit Valley Tulip Festival runs the whole month of April, and the roads west of town around RoozenGaarde and Tulip Town fill up on weekends. Locals learn the back routes. If you're selling, April traffic is free exposure; if you're buying, drive the neighborhood on a festival Saturday first.
