Navigator, Anacortes: A Small Neighborhood Above Ship Harbor

An Anacortes neighborhood DiAnn works regularly. Mariners Place is one of its streets.

Where Navigator sits in Anacortes

Navigator is a small pocket on the west side of Anacortes, centered on Navigator Lane, on the hill above Ship Harbor and the Washington State Ferries terminal. Its neighbors are the other streets of the same hill: Ship Harbor Boulevard, San Juan Passage, and Mariners Place, all within the broader area the City calls Clearidge. Ship Harbor Boulevard drops you onto Oakes Avenue at the bottom of the hill, east to downtown Anacortes and west to the ferry.

The names tell you what the developers were thinking: Navigator, Mariners, San Juan Passage. This is the part of town that sits above Ship Harbor and Guemes Channel and watches the ferries come and go.

Homes in Navigator, Anacortes

This is recent construction with a plat name of its own. On the county's books Navigator Lane is the Reserve at Channel Landing, recorded in two phases in February and May of 2014 on a 2010 city short plat, which is why you will see the pocket called Channel Landing. The assessor shows 16 parcels on the lane, built between 2015 and 2023, on lots running 0.20 to 0.72 acre, a wider spread than most new subdivisions offer, with the largest lot on the water and trail side of the hill. Everything sits inside the city limits on city sewer, power, and piped water, so there is no well or septic question here. The plat next door, on Cutter Drive, Clipper Drive, and Edwards Way, is San Juan Passage, recorded in phases from 2008 to 2014, with its own park tract on Ship Harbor Boulevard.

I have not closed a sale on Navigator Lane. The association, its dues, and which windows actually get the channel are the things I confirm for a specific home, in person and from the recorded plat, rather than repeat from a listing site.

What is nearby, and the honest trade-off

The Guemes Channel Trail runs along the water below the hill from the Edwards Way cul-de-sac about a mile toward town, and the Ship Harbor Interpretive Preserve, 25 acres of wetland and a 2,000-foot sandy beach, sits between the ferry terminal and the homes. Clearidge Park, with tennis and pickleball, is in the 1900 block of Blakely. Washington Park, 220 acres, is out the end of Sunset Avenue. Downtown Anacortes and Commercial Avenue are east on Oakes Avenue and 12th Street.

The trade-off is the ferry itself. It is wonderful to live above it when you want a Saturday on Orcas, and it is busy on summer weekends when everyone else does. Compared with Skyline, Navigator is not a marina neighborhood; compared with Old Town, you drive rather than walk to dinner.

Selling here, my campaign is the same one I run everywhere in Anacortes, priced from the free EPIC™ Home-Selling Report: see selling your home. Buying, start with buying a home or relocation, and my current listings. The neighboring pages are Clearidge and Mariners Place. DiAnn Sager, RE/MAX Gateway. Ask me about Navigator.

Mariners Place, the street next door

Mariners Place is one of the streets of Navigator, not a separate neighborhood. Here is what the county record says about it.

This is recent construction on compact lots, with a plat name of its own. On the county's books Mariners Place is the Reserve at Channel Landing, Phase III, recorded May 5, 2014, the same plat as Navigator Lane next door, which is why you will see the pocket called Channel Landing. The assessor shows 16 parcels on Mariners Place, built between 2015 and 2024, on lots running 0.14 to 0.24 acre, noticeably tighter than Navigator Lane. Everything sits inside the city limits on city sewer, power, and piped water.

I have not closed a sale on Mariners Place. The association, its dues, and which specific homes look north over Guemes Channel are things I confirm for a particular address, on the ground and from the recorded plat, rather than repeat from a listing portal.

By the road from Navigator

By the road from the middle of Navigator, it is 1.4 miles to the Anacortes ferry terminal, 3.1 to 10th and Commercial, 20 to the Burlington I-5 exit, 44 to downtown Bellingham. These are road miles from OpenStreetMap routing, measured September 2026, by road and not by ferry.
