Sedro-Woolley, Where the Valley Meets the Foothills
Gateway to the North Cascades, with lake communities like Glenhaven Lakes on Cain Lake.
Living in Sedro-Woolley
Sedro-Woolley is where the flat Skagit Valley runs out and the foothills begin. The town sits at the junction of Highway 20 and Highway 9 with the Skagit River along its south edge, and it has been one town since 1898, when the rival towns of Sedro and Woolley merged and kept both names. The hyphen is the compromise.
The city calls itself the Gateway to the North Cascades, and it earns the name: North Cascades National Park's headquarters address is on Highway 20 here, and Highway 20 east of town is the North Cascades Highway. Downtown is the grid around Metcalf and Woodworth streets, and every Fourth of July it hosts Loggerodeo. If you move here, you'll be at the parade. Everyone is.
It is a working town with a real hospital, PeaceHealth United General Medical Center on Hospital Drive, Riverfront Park, and, about four miles northeast off Highway 20, the old Northern State Hospital campus. The hospital was built in 1912 on grounds designed by the Olmsted firm, and today the campus is the SWIFT Center, which the Port of Skagit is working to revitalize, alongside the county's Northern State Recreation Area with its trails and disc golf course.

Sedro-Woolley neighborhoods and lake communities
Sedro-Woolley addresses reach a long way past the city limits, and the lake communities are where a lot of my work here happens.
- Downtown and the old grid. Metcalf and Woodworth streets and the blocks around them: older homes on town lots, city water and sewer, sidewalks to the parade route.
- The names locals use. In Sedro-Woolley people say Downtown, east of town, north of town, Cook Road, Mosier Road, Fruitdale, and Township, and each one means a different kind of street and lot. Fruitdale and Township take their names from Fruitdale Road and Township Street; Cook Road runs out toward the freeway and Burlington.
- Clear Lake. South on Highway 9, a small lakeside community with its own elementary school in the Sedro-Woolley School District.
- Big Lake. Farther down Highway 9 toward Mount Vernon, with lake frontage and newer plats. Big Lake Elementary is a Sedro-Woolley school, the district lists Big Lake as one of its communities, and the county's school-district map keeps both shores of the lake inside it. I closed buyers on West Big Lake Boulevard in May 2026 and on Montborne Road in 2019, and I still check the line for every address.
- Glenhaven Lakes, on Cain Lake. A Sedro-Woolley address in Whatcom County, north of town toward Alger and I-5. It's a private lake community with an HOA around $80 a month that runs the boat launches, a clubhouse with a heated pool, a park, a playground, and tennis and pickleball courts. Water hookups in Glenhaven are limited, and the club's own fee schedule puts water at $92 a month and a new water connection at $8,300, so a lot that already has service is worth more than one that doesn't. School buses run from two districts, Mount Baker and Burlington-Edison. In 2026 I listed 180 feet of buildable Cain Lake waterfront here, and it's under twenty minutes to Bellingham or Burlington off I-5.
- The Highway 20 corridor east: Lyman and Hamilton. River towns and acreage on the way to Concrete, both named by the Sedro-Woolley School District as communities it serves, with wells, septic, and space.
- Lake Cavanaugh. A mountain lake community up in the hills southeast of Big Lake. The county's school-district map puts it inside the Sedro-Woolley district, even though the district's own community list doesn't name it. I closed a buyer on 12.6 acres on Lake Cavanaugh Road in April 2026, two wells and a shop included, which is the kind of property that road sells.
Housing stock runs from in-town homes on city utilities to lake cabins, newer lake-community builds, and acreage on wells and septic. On acreage I check the well log, the septic record, and the access easement before anything else, because those three decide whether the land does what you want it to.
Getting around from Sedro-Woolley
Highway 20 west gets you to Burlington and I-5. Highway 9 runs south through Clear Lake and Big Lake toward Mount Vernon, and north across the Samish River into Whatcom County. There's no freeway in town, which is part of why it costs less and part of why you'll want to drive your commute before you buy. Skagit Transit runs three routes through Sedro-Woolley, and Skagit Station in Mount Vernon has the Amtrak Cascades trains and the connector buses to Bellingham and Everett.
Snow shows up in the foothills before it shows up in the valley. If the lot is above town, ask how the road gets plowed and who does it.
What's nearby, by name
The North Cascades Highway and the national park it leads to. The Cascade Trail, 22.5 miles of crushed-rock rail trail from Sedro-Woolley to Concrete alongside Highway 20, with its trailhead at 24700 State Route 20. Northern State Recreation Area and the SWIFT Center campus. Riverfront Park. Clear Lake, Big Lake, Cain Lake, and Lake Cavanaugh. Burlington's retail and I-5 to the west. Bellingham to the north via Alger. Mount Vernon's hospital, college, and train station to the southwest. Loggerodeo every Fourth of July.
Sedro-Woolley or Burlington: the honest trade-off
Sedro-Woolley gives you more land and more house for the money than Burlington or Mount Vernon, and it gives back the freeway, the big retail, and some of the services. You'll drive to Burlington for the stores. Some lots are on wells and septic instead of city utilities, and some are on private roads, and each of those is a cost you carry. In exchange you get the foothills, the lakes, the river, and a downtown that still feels like a town.
The Sedro-Woolley School District runs Big Lake, Central, Clear Lake, Evergreen, Lyman, Mary Purcell, and Samish elementary schools; Cascade Middle School; and Sedro-Woolley High School and State Street High School. The district says it serves Sedro-Woolley, Big Lake, Clear Lake, Lyman, Hamilton, and Samish. Glenhaven is the exception: a Sedro-Woolley address with Whatcom County school buses. I confirm the district for the house, not the mailing city.
How I work Sedro-Woolley
DiAnn Sager Real Estate runs out of RE/MAX Gateway in Anacortes, and I've worked Sedro-Woolley and its lake communities since 2018, including Glenhaven Lakes waterfront I listed in 2026. Lake lots, acreage, and in-town homes are three different kinds of sale, and I treat them that way.
If you're selling, start with your net. The free EPIC™ Home-Selling Report shows your equity position and three pricing paths, and the full campaign, including drone for lake and acreage properties, is on the selling your home page. If you're buying land or a lake home, the buying a home consultation is where the well, septic, and access questions get answered before you fall for a view. Multi-generational households looking for acreage with room for a second dwelling land here often, and the county rules come first.
My current listings are on the listings page. The valley towns to the west have their own pages: Burlington and Mount Vernon, and Bellingham is up the road past Glenhaven. Tell me what you're thinking.
By the road from Sedro-Woolley

Frequently Asked Questions
Where is Glenhaven Lakes, and is it really in Sedro-Woolley?
Glenhaven Lakes is a private lake community on Cain Lake with a Sedro-Woolley mailing address, but it sits in Whatcom County, north of town toward Alger and I-5. The HOA runs the boat launches, clubhouse, heated pool, park, and courts, and school buses come from the Mount Baker and Burlington-Edison districts. Water hookups are limited, so confirm water service on any lot.
What school district serves Sedro-Woolley?
The Sedro-Woolley School District, which says it serves Sedro-Woolley, Big Lake, Clear Lake, Lyman, Hamilton, and Samish, with seven elementary schools, Cascade Middle School, Sedro-Woolley High School, and State Street High School. A Sedro-Woolley address does not guarantee the district, so verify by parcel.
Is Sedro-Woolley a good place to buy land?
It's where most of Skagit County's acreage within reach of town sits, along Highway 9 and the Highway 20 corridor east. Before you buy, the well log, the septic record, zoning, and the access easement decide what the land can do. I pull all four before you write an offer.
What's the trade-off versus Burlington or Mount Vernon?
More land and more house for the money, and a longer drive to the freeway and the big stores. Some properties are on wells, septic, and private roads instead of city services. If you want the foothills and the lakes, it's worth it; if you want I-5 out your window, Burlington is the answer.
