Oak Harbor, Across Deception Pass From Where I Grew Up

Whidbey Island's largest town, across Deception Pass from Fidalgo Island.

Living in Oak Harbor

Oak Harbor is the largest town on Whidbey Island, at the north end in Island County, and it's the first place you reach after crossing the Deception Pass Bridge from Fidalgo Island. I grew up on the other side of that bridge, so Oak Harbor has been the next town over my whole life. It was incorporated in 1915, and it has been shaped since 1942 by Naval Air Station Whidbey Island, whose main field, Ault Field, sits about three miles north of downtown.

The town faces the water. Windjammer Park on Beeksma Drive is the front lawn, right on the water, and it's where Holland Happening runs every April, the Dutch-heritage festival with the parade and the Klompen races. The city-owned Oak Harbor Marina on Catalina Drive has 420 slips and dry storage about a mile from the shops and restaurants along Pioneer Way. Skagit Valley College keeps its Whidbey Island Campus on Pioneer Way.

It's a practical island town with more big-box retail than anywhere else on Whidbey, an honest amount of aircraft noise in some neighborhoods, and Deception Pass State Park as its back yard.

Oak Harbor neighborhoods

Where you are in Oak Harbor decides two things: your view and your flight-path exposure. Here's the map as I use it.

  • Downtown and the Pioneer Way waterfront. The older core along the harbor, Windjammer Park, the shops, and the marina. Older homes on town lots, some with water views.
  • Crescent Harbor. East of downtown, the neighborhoods out East Crescent Harbor Road past the Seaplane Base, around Crescent Harbor Elementary at 330 East Crescent Harbor Road: older homes mixed with later infill, on the harbor the city's own map labels Crescent Harbor.
  • The Ault Field side, north of town. Subdivisions along Highway 20 toward the main base, closest to the runways. Convenient for base work, and the neighborhoods where you visit on a flying day before you decide.
  • Scenic Heights and the Penn Cove side. Higher ground south of town with views toward Penn Cove and Coupeville: the three Scenic Heights plats off Scenic Heights Road, where I brought a buyer in July 2020, and the Penn Cove Park, Penn Cove View, and Penn Cove Vista plats out Heller Road, all recorded plats on the county's list.
  • North Whidbey outside the city. Acreage and shoreline lots on wells or community water toward Deception Pass and the north bays, including Dugualla Bay Heights, nine recorded plat divisions on Dugualla Bay.

On aircraft noise: the Navy's jets and patrol aircraft fly from Ault Field, and the exposure varies block by block. Island County's code requires a written aircraft-noise disclosure before any sale or lease inside the mapped impacted areas around Ault Field and the Coupeville outlying field, and the city's official land-use map draws the 65 Ldn noise contour through town. I pull both for any home you're considering, and I'd rather you stand in the yard during a practice pattern than read about it later.

Getting around from Oak Harbor

Highway 20 is the only road. North, it crosses the Deception Pass Bridge, opened in 1935, to Fidalgo Island, Anacortes, and I-5 at Burlington. South, it runs to Coupeville and the Coupeville ferry to Port Townsend, then on down the island to the Clinton ferry to Mukilteo. Island Transit runs fare-free buses on Whidbey with service to Skagit Station in Mount Vernon.

Two things worth saying plainly. There's no bridge to Seattle; the Mukilteo ferry at the south end is the shortcut, and it's a drive to get to it. And the Deception Pass Bridge is two lanes, so a mainland commute lives and dies by that crossing. Drive it at your hour before you buy.

What's nearby, by name

Deception Pass State Park: Cranberry Lake, Rosario Beach, Bowman Bay, and the bridge itself, up Highway 20. Coupeville and Penn Cove, where Penn Cove Shellfish farms the famous mussels, down the island. Fort Casey and the Coupeville ferry to Port Townsend. Anacortes and the San Juan Islands ferry across the pass. Burlington's retail and I-5 on the mainland. The Oak Harbor Marina and Windjammer Park in town.

Oak Harbor or Anacortes: the honest trade-off

Oak Harbor generally gives you more house for the money than Anacortes, plus the base, the big stores, and Whidbey's beaches. Anacortes gives you the marina culture, the ferry to the islands, the Community Forest Lands, and the mainland one bridge closer. Oak Harbor has the aircraft noise question; Anacortes has the refinery view. Both towns are honest about what they are.

The Oak Harbor School District runs Broad View, Crescent Harbor, Hillcrest, Oak Harbor, and Olympic View elementary schools; Oak Harbor Intermediate School; North Whidbey Middle School; and Oak Harbor High School. Coupeville's district picks up in the middle of the island.

One more thing about the market here: the base turns over on a schedule, so Oak Harbor has a steady stream of buyers and sellers with hard deadlines. If you're selling, that's useful. If you're buying, it means well-priced homes draw quick, clean offers, and yours needs to be ready.

How I work Oak Harbor

DiAnn Sager Real Estate runs out of RE/MAX Gateway in Anacortes, one bridge away, and I've worked Oak Harbor and north Whidbey since 2018. Island County is part of the everyday territory, and VA loans are part of the work here.

If you're selling, the free EPIC™ Home-Selling Report lays out your equity position and three pricing paths, with a launch timed for when buyers with deadlines are looking; the campaign is on the selling your home page. If you're buying, whether you're relocating to the island for work or buying your first home, we start with a conversation about neighborhoods, noise, and the commute before the first showing. Investment property here is a numbers question I'm glad to run with you.

My current listings are on the listings page. Down the island is Coupeville; across the pass is Anacortes. Tell me what you're thinking.

By the road from Oak Harbor

By the road from the middle of Oak Harbor, it is 20 miles to downtown Anacortes, 28 to the Burlington I-5 exit, 52 to downtown Bellingham, 89 to downtown Seattle. These are road miles from OpenStreetMap routing, measured September 2026, by road and not by ferry.

Frequently Asked Questions

How bad is the aircraft noise in Oak Harbor?

It depends on the block. Ault Field, the main runway complex, is about three miles north of downtown, and the Navy's jets and patrol aircraft fly training patterns from it. Some neighborhoods hear little; some hear a lot. Island County requires a written noise disclosure for property inside the mapped impacted areas, and the city's land-use map shows the 65 Ldn contour. I pull both for any specific home, and you visit during a flying day before you commit.

How do I get to the mainland from Oak Harbor?

Highway 20 north over the Deception Pass Bridge to Fidalgo Island and on to I-5 at Burlington. There is no bridge to Seattle; the Clinton to Mukilteo ferry at the south end of the island is the other route. Island Transit runs fare-free buses with service to Skagit Station in Mount Vernon.

Is Oak Harbor less expensive than Anacortes?

Generally you get more house for the money in Oak Harbor, with the base, the big-box retail, and the aircraft noise question as the differences. The specific number depends on the neighborhood and the home, which is what a consultation or an EPIC™ Report answers for your situation.

What schools serve Oak Harbor?

The Oak Harbor School District: Broad View, Crescent Harbor, Hillcrest, Oak Harbor, and Olympic View elementary schools; Oak Harbor Intermediate; North Whidbey Middle School; and Oak Harbor High School. Verify the assignment for the specific address.
