Anacortes and Fidalgo Island, From Someone Who Grew Up Here

The anchor. Fidalgo Island's city, where DiAnn grew up and where most of her business happens.

Living in Anacortes

Anacortes sits on Fidalgo Island at the top of Skagit County, a working waterfront town and the gateway to the San Juan Islands. People who have never been here picture one thing, usually the ferry. People who live here know Anacortes neighborhoods as fifteen different places with fifteen different characters: the historic streets of Old Town near downtown and the water, the hillside lots of Stittwood with their bay and island views, the madronas and Burrows Bay views of Biz Point at the south end, the headland of Cap Sante above the marina, the lakes and forest lands on the south side of the island.

It is an island, and it lives like one. The water is on three sides of most conversations. Boats are a normal way to get somewhere. The weather arrives from the west and the light changes a dozen times a day. The Anacortes Community Forest Lands and the trails around Whistle Lake and Campbell Lake are minutes from town, and the marina, the downtown blocks, and the working waterfront, including the refinery across the bay at March Point, are all part of the same view.

DiAnn Sager has lived nearly her whole life here. Her family worked these islands, the Skagit Valley, and the fishing grounds of Alaska for generations, which is where the phrase "Daughter of the Pioneers" on her bio comes from. That kind of tenure is not a credential. It is knowing which streets get the morning sun, which roads flood in a wet winter, which HOAs are reasonable, and which neighborhoods the locals actually want to live in.

How DiAnn Sager Real Estate serves Anacortes

DiAnn Sager is a Real Estate Broker with RE/MAX Gateway, and the office is in town at 914 15th Street. She was licensed in January 2018 and has since closed 125 homes and more than $72 million in sales across Skagit, Island, Whatcom, and Snohomish counties, with Anacortes and Fidalgo Island at the center of that work. RealTrends Verified lists her as a Top Agent, and she carries a 5.0 rating on her Google Business Profile.

Her specialty is life-transition real estate: rightsizing, retirement, relocation, multi-generational moves, and estates. On an island where a large share of homes are long-held, that specialty is most of the market. Selling here follows the campaign described on the how we sell a home page: equity position first, presentation on purpose, a targeted digital campaign, and a launch with a calendar. Buying here follows the sequence on how we help you buy, and includes community introductions at 30, 90, and 180 days after you move in, which matters more in a small town than anywhere.

Some of her recent Anacortes work, from her own closed record: 3802 N Avenue closed in November 2025, 5610 Rosario Way in December 2025, 5904 Sunset Avenue in February 2025, and 4116 Mitchell Drive, a vacant lot in Stittwood, in April 2026. Her current listings, including a view home in Stittwood, are on the listings page.

Anacortes neighborhoods and communities

DiAnn works fifteen Anacortes neighborhoods, and each has its own page, written from the county record, the City, and her own closed sales.

  • Old Town: the historic core of Anacortes, close to downtown and the waterfront.
  • Cap Sante: the headland above the marina on the east side of downtown.
  • Stittwood: a platted hillside neighborhood with water and island views from many lots, where DiAnn has represented original-owner homes looking out over Fidalgo Bay.
  • Biz Point: a south Fidalgo Island community on Burrows Bay, with water views and permitted mooring buoys off some properties.
  • Skyline and Westside: the west side of the island, on the water side.
  • Whistle Lake: south Anacortes near the Whistle Lake trails and the Anacortes Community Forest Lands.
  • Campbell Lake: south Fidalgo Island around the lake.
  • South Anacortes: the south end of the city, toward the lakes and the forest lands.
  • Oakes Ave: the Oakes Avenue corridor on the way out toward the ferry.
  • Clearridge, Rockridge, Navigator, Sunset, and Mariners: Anacortes neighborhoods DiAnn works regularly.

Each neighborhood page links down to what selling or buying looks like there, from selling your home and rightsizing to buying a home and relocating.

Anacortes housing market and home types

Anacortes housing runs from small mid-century homes on the grid streets near downtown to hillside view homes with daylight basements, waterfront and water-view properties on the bays, lakeside homes on the south end, and buildable lots on the slopes. Original-owner homes come to market regularly here; DiAnn has listed one built in 1998 by the same household that still owned it, and lots that were never on the market before.

Here is what the market is doing. In June 2026 the median Anacortes home went pending in 11 days while the average sat at 48 (NWMLS InfoSparks). Read that as two markets: priced-right homes move in under two weeks, and the rest wait for a price change. Across Skagit County, the median sale price stood at $575,000 in May 2026 and has risen from $299,250 in early 2018 to $570,000 in January 2026, a 90 percent gain on a January-to-January basis (NWMLS InfoSparks, pulled June 2026). A home bought here in 2018 has real equity in it; a home bought in 2022 is closer to flat. What that means for your specific home is what the free EPIC™ Home-Selling Report answers.

The higher end, waterfront and view homes especially, moves more slowly and commands strong prices when it is priced honestly. The most expensive mistake DiAnn watches sellers make is pricing on what they want rather than on what today's buyer pool will support.

Getting around and local lifestyle

Anacortes is where the Washington State Ferries leave for the San Juan Islands, and the Oakes Avenue corridor is the road out to the terminal. The valley towns of Burlington and Mount Vernon are on the mainland up the road, and Whidbey Island is across the water to the south. The Anacortes School District serves the city. By road, downtown at 10th and Commercial is 3.8 miles from the ferry terminal, 17 miles from the Burlington I-5 exit, and 41 miles from downtown Bellingham (OpenStreetMap routing, September 2026).

The lifestyle is the water and the woods. The Cap Sante marina, the working waterfront, the community forest lands, the lake trails, and a downtown you can walk end to end are the daily texture of the place. The honest trade-off is the one every islander knows: you are at the end of the road, on purpose, and that is the point for the people who choose it.

Thinking about a move here, or out of here? Tell DiAnn what you are thinking. Just exploring is a perfectly good place to start.

By the road from Anacortes

Frequently Asked Questions

Which Anacortes neighborhood is right for me?

It depends on how you want your days to go: near the water, near downtown, near the trails, or up on a hillside with a view. The fifteen neighborhood pages describe each place, and a conversation with DiAnn, who grew up here, sorts it faster than any listing site.

How fast are homes selling in Anacortes?

In June 2026 the median home went pending in 11 days while the average sat at 48 days (NWMLS InfoSparks). Priced-right, well-presented homes move in under two weeks; the rest wait for a price change.

Is Anacortes a good place to buy a home right now?

Buyers have more to choose from than a few years ago, and good homes still draw competition. Getting pre-approved and represented before you tour is what wins one here, and the free buyer consultation is where that starts.

What has my Anacortes home gained since I bought it?

Skagit County's median sale price rose from $299,250 in early 2018 to $570,000 in January 2026 (NWMLS InfoSparks). Your home's specific equity position depends on when you bought, what you have done to it, and where it sits, which is exactly what the free EPIC™ Report shows.
