Rockridge, Anacortes: Where the West Side Meets the Forest Lands
An Anacortes neighborhood DiAnn works regularly.
Where Rockridge sits in Anacortes
Rockridge is on the west side of Anacortes, along Rock Ridge Parkway and West 12th Street, on the ridge above the Westside grid. It is a real ridge: the parkway sits several hundred feet above Oakes Avenue and the channel. Its eastern edge is the forest. The Cranberry Lake section of the Anacortes Community Forest Lands begins right there, with Cranberry Lake itself inside the city limits and Cranberry Lake Road along its north side. Oakes Avenue is downhill to the north, and West 12th Street connects over to Oakes, 12th Street, and Commercial Avenue.
That position is the whole appeal. From your back door you walk into a lake and trail system most towns would put on a postcard.
Homes in Rockridge, Anacortes
The county plat under the homes here is named Rock Ridge West, recorded in 2002, which tells you the era: this is this century's construction, laid out along the contour rather than on the old downtown grid. When I pulled view-home comparables across Anacortes in the summer of 2026 for a listing of mine, one of the sales that mattered was a 2004 Rock Ridge home on West 12th Street, sold in May 2026, that the county describes as having a channel and island view partially screened by the surrounding trees. That is the honest shape of the view here: it exists, and trees and neighbors decide how much of it you get.
The rest of the shape comes from the county. There are two plats here, not one: Rock Ridge West, recorded in 2002 with homes from 2004, and Rock Ridge South, whose first phase was recorded in January 2007 with homes from 2011 to 2015 on the parkway lots I checked. Across 47 parcels on Rock Ridge Parkway and in Rock Ridge West the lots run 0.17 to 0.38 acre, with a median right at 0.22. The county's note on a 2011 parkway home reads "may have some marine view from upper floor," which is the honest shape of the view here: which floor you stand on matters as much as which street.
Two associations cover the ridge. The Rock Ridge Community Association describes its ground as west of Little Cranberry Lake and south of Guemes Channel, with views northwest toward Cypress Island; its dues are $200 a year for 2026, due January 31, and it excludes Phases 4 and 5 of Rock Ridge South, which were built under different architectural guidelines. The Rock Ridge Summit Homeowners Association is a separate entity. Which one a home answers to is on the association's lot map, and I confirm it, and what the dues cover, before an offer.
What is nearby, by name
The Anacortes Community Forest Lands are the neighbor. The City of Anacortes owns 2,950 acres of forest, lakes, streams, and wetlands with more than fifty miles of trails, and the Cranberry Lake section is the piece closest to Rockridge. Downtown and Commercial Avenue are east by way of West 12th Street and Oakes Avenue. The Washington State Ferries terminal at Ship Harbor is west on the same road. Washington Park, 220 acres at the end of Sunset Avenue, is the closest big waterfront park.
The Anacortes School District serves the city, and it is a non-boundary district: the district itself assigns each elementary student to Fidalgo, Island View, or Mount Erie on class size, sibling placement, parent preference, and transportation, not on street address, and sends the assignment by email in the summer. Anacortes Middle School, Anacortes High School, and Cap Sante High School serve the whole city, so no address on this page comes with a guaranteed elementary school, and I do not pretend otherwise.
The honest trade-off, and how I work it
Rockridge trades the marina life of Skyline for the forest. You are not walking to a boat; you are walking to a lake trail. If a view is the reason you are here, we confirm it from the actual rooms, at the actual time of day, before we talk price. I do not sell a view I have not stood in.

By the road from Rockridge
By the road from the middle of Rockridge, it is 2.7 miles to the Anacortes ferry terminal, 3.4 to 10th and Commercial, 20 to the Burlington I-5 exit, 44 to downtown Bellingham. These are road miles from OpenStreetMap routing, measured September 2026, by road and not by ferry.
Frequently Asked Questions
Does Rockridge have water views?
Some lots do. A 2004 home on West 12th Street that sold in May 2026 is listed by the county with a channel and island view partially screened by trees. It is lot by lot, which is why I confirm the view from the rooms before we price or offer.
What trails are near Rockridge?
The Cranberry Lake section of the Anacortes Community Forest Lands begins at the neighborhood's east edge. The City owns 2,950 acres of forest lands with more than fifty miles of trails in all.
How does Rockridge compare with Skyline?
Skyline is built around a marina and Flounder Bay; Rockridge is built on a ridge against the forest and a lake, on plats recorded in 2002 and 2007. It is not a boating neighborhood.
