Biz Point, Anacortes: The Madrona Bluff on Burrows Bay

South Fidalgo Island community on Burrows Bay, with water views and mooring access.

Where Biz Point sits on Fidalgo Island

Biz Point is the point of land on the southwest corner of Fidalgo Island, reaching into Burrows Bay, south of Skyline and Washington Park and north of Rosario Beach and Deception Pass. It is outside the Anacortes city limits, in the county. Marine Drive and Rosario Road are the roads down the west side of the island from town; Biz Point Road, Biz Point Lane, and Polaris Point Lane are the lanes out onto the point, winding through the madronas to homes on the bluff. The county plat name on my listing here is Rancho San Juan del Mar, and the Del Mar community dock and beaches are how the neighborhood uses its water.

Across the bay is Burrows Island and its lighthouse, and beyond that Rosario Strait and the San Juans. The water is shallow and full of life: seals bark on the rocks at low tide, otters work the shoreline, eagles and blue herons are daily company. You will not see whales from here, and I will not tell you that you will.

Homes on Biz Point, Anacortes

The homes on the Biz Point bluff have midbank water views over Burrows Bay. I use that phrase on purpose. Most of these homes sit above the beach with no path down from the house, so the honest description is water view, not waterfront, even where the parcel line runs to the shore. The way to the water is the road to the Del Mar community dock and beaches, and from there out to your buoy. The home I listed on Polaris Point Lane, for example, was built in 1968 on 0.43 acre among the madronas, was remodeled top to bottom in 2020, and comes with a private mooring buoy permitted for vessels up to 40 feet plus the community dock, beach, and moorage rights.

These are individual homes on individual lots. The county plat under Biz Point Road, Biz Point Lane, and Polaris Point Lane is Rancho San Juan del Mar Subdivision No. 3, recorded in Volume 6 of Plats, and the parcels I checked run 0.31 to 0.80 acre with homes built from 1957 to 1997, all under Skagit County Rural Intermediate zoning. Every one of them is on septic; the one I know has upgraded septic and water lines. Water, the dock, and the beach are the community's own. Del Mar Community Service, Inc., a nonprofit, has supplied the Rancho San Juan del Mar lots from its water system under a contract that dates to 1962, and the county has designated it a critical water service supply area. Some are gardens under the trees; some are decks over the bay. I have priced homes on this point from the listing side, and I know what buyers here ask first.

Getting around from Biz Point

Biz Point Road meets Rosario Road, and Rosario Road and Marine Drive take you north along the west side of the island to Anaco Beach Road, Kingsway, and Skyline, and on to Washington Park, Oakes Avenue, and downtown Anacortes. Highway 20 is reached the other way, by Rosario Road, Heart Lake Road, and Campbell Lake Road across the south end. The Washington State Ferries terminal is up the west side at Ship Harbor. None of it is walkable; this is a neighborhood you drive out of and a bay you boat out of.

What is nearby, by name

Burrows Bay is the neighborhood amenity, and the Del Mar community dock and beaches are how you use it. The Skyline Marine Center on Skyline Way, with moorage, storage, and a fuel dock, is the nearest full marina. Washington Park, 220 acres with a boat launch at Sunset Beach, is up the west side. Deception Pass State Park, with Rosario Beach and Bowman Bay, is down the road to the south. The Anacortes School District serves the city, and it is a non-boundary district: the district itself assigns each elementary student to Fidalgo, Island View, or Mount Erie on class size, sibling placement, parent preference, and transportation, not on street address, and sends the assignment by email in the summer. Anacortes Middle School, Anacortes High School, and Cap Sante High School serve the whole city, so no address on this page comes with a guaranteed elementary school, and I do not pretend otherwise.

How I work Biz Point

Selling a Biz Point home is about telling the truth well: water view, not waterfront; the buoy and the community dock spelled out; the septic, the water, and the bluff documented; the wildlife and the light photographed at the hour they are real. The buyer for this point is specific, and often a boater, and my campaign finds that person instead of waiting for them. Start with selling your home and the free EPIC™ Home-Selling Report. If the move is from a big bay house into the next chapter, rightsizing is what I do most.

Buyers, especially those relocating for the water, start with buying a home and see my current listings. The neighbor pages are Skyline and Campbell Lake. DiAnn Sager, RE/MAX Gateway, Anacortes. Ask me about Biz Point.

By the road from Biz Point

Frequently Asked Questions

Are Biz Point homes waterfront?

Most are midbank water-view homes on the bluff above Burrows Bay with no path from the house to the beach, even where the parcel runs to the shore. Water access is by road to the Del Mar community dock and beaches. I describe every property here as what it is.

Can I keep a boat at Biz Point?

Homes in the Del Mar community come with community dock, beach, and moorage rights, and some properties carry a private mooring buoy permit, for example one permitted for vessels up to 40 feet on a home I listed. I confirm the rights that convey with any specific property.

Are Biz Point homes on sewer?

No. Biz Point is outside the city, and every parcel I have checked here is on septic. Water comes from the Del Mar community water system, and the same association, Del Mar Community Service, Inc., keeps the dock and the beach, under a contract that dates to 1962. Dues run about $152 a month as of 2026 (billed $455 a quarter), and water is billed separately by Del Mar. I confirm the current figures for each property before you write an offer.

Will I see whales from Biz Point?

No. Burrows Bay is shallow. What you will see, daily, are seals, otters, bald eagles, and blue herons, and boats heading out for the San Juan Islands.
