Burlington, the Hub City, From Someone Who Works It Every Week

Skagit County's crossroads town off I-5, with newer neighborhoods like Bayview Ridge and Frazier Heights.

Living in Burlington

Burlington sits in the middle of Skagit County where Interstate 5 meets Highway 20, which is why it has called itself the Hub City for generations. The town was incorporated in 1902 on the flat ground between the Skagit River and Burlington Hill, and that geography still explains it: river to the south, the wooded hill to the north, the freeway running up the east side, and farmland in every other direction.

What you notice living in Burlington is how fast you get anywhere else. Highway 20 runs west to Anacortes, where I grew up and where my office is, and east to Sedro-Woolley and the North Cascades. I-5 runs south to Mount Vernon and north to Bellingham. Chuckanut Drive, Highway 11, starts at I-5 just north of town and climbs the cliffs to Fairhaven. Most of the county's big retail sits along the freeway in Burlington, including the Outlet Shoppes at Burlington.

Downtown is the historic grid around Fairhaven Avenue, the town's original business center. Berry Dairy Days has run since 1937, with a Grand Parade down Fairhaven Avenue, a strawberry shortcake booth that people plan their July around, and events at Skagit River Park. It is a practical, working town. I mean that as praise.

Burlington neighborhoods and subdivisions

Burlington is small enough that people say where they live by the plat or the road, and each one is a different kind of house.

  • Downtown and the old grid around Fairhaven Avenue. The original town: older homes on flat lots, alleys, sidewalks, and a short walk to the parade route and Skagit River Park.
  • The names locals use. Ask someone from Burlington where they live and you will hear Burlington Hill, Fairhaven, Downtown, Riverbend Road, South Skagit, and the South Section. South Skagit and the South Section take their names from South Skagit Street and South Section Street, south of the downtown grid.
  • Bayview Ridge and Frazier Heights. West of the city on the rise above the valley floor, toward the Skagit Regional Airport. Frazier Heights is a 2017 plat of newer homes on cul-de-sacs, some backing to greenbelt and public land, with a modest HOA that keeps a park and playground. I represented a Landed Gentry model home there on a quarter-acre lot in 2026, so I know the CC&Rs and the lot lines first-hand. The ridge has other plats I've closed in: Classic Ridge, where I brought a buyer to Classic Place in January 2022, and the Country Club pocket, where I sold a home on Country Club Place in January 2026.
  • Bay View. The small community out on Padilla Bay past the airport, with the Padilla Bay Shore Trail and the Breazeale Interpretive Center just north of it. Rural lots on the bay.
  • Avon. The old river community west of town, on the west side of the Skagit along Avon Allen Road between Burlington and Mount Vernon. Unincorporated, and inside the Burlington-Edison district on the county's school map.
  • Burlington Hill. The forested rise north of downtown that tops out around 450 feet, with homes on its slopes looking out over the whole valley, and the cross on top that the local fire department first put up in the 1940s.
  • The freeway corridor. Retail and commercial along I-5. Not where people live, but where they shop, and worth knowing so you don't buy a home backing onto it by accident.

Housing stock runs from the older homes downtown, through the later subdivisions around the core, to the newer plats on Bayview Ridge. Flood history matters here. The Skagit River has flooded Burlington before, the city keeps a flood information page for a reason, and I pull the FEMA flood map on every property before you write an offer, because flood insurance changes your monthly number.

Getting around from Burlington

The road everyone uses is I-5, and Burlington has the easiest access to it in the county. Highway 20 is the other one: west to Anacortes and the San Juan Islands ferry, east to Sedro-Woolley. Skagit Transit runs local routes in Burlington, and its Skagit Snohomish Connector, Route 90X, runs from the Chuckanut Park and Ride in Burlington through Skagit Station in Mount Vernon to Everett Station. Amtrak Cascades stops at Skagit Station in Mount Vernon, one exit south.

Skagit Regional Airport is about three miles west of downtown at Bayview. It is a Port of Skagit general-aviation field with a business-aviation focus and no control tower, so for an airline flight you drive to Bellingham International or Sea-Tac. If you'll commute, drive the route at your real departure time before you buy. I'd rather you know than guess.

What's nearby, by name

Padilla Bay National Estuarine Research Reserve just north of Bay View, with the Shore Trail along the dike. Chuckanut Drive and Larrabee State Park, Washington's first state park, up Highway 11. Anacortes and the Washington State Ferries terminal for the San Juans, west on Highway 20. The tulip fields around Mount Vernon every April. Deception Pass State Park across the bridge onto Whidbey Island. Bellingham up I-5. Sedro-Woolley and the North Cascades Highway to the east. Burlington's whole argument is that it is the middle of all of it.

Burlington or Mount Vernon: the honest trade-off

Mount Vernon is the next exit south and it is the county seat, with Skagit Valley Hospital, Skagit Valley College, Skagit Station, and a real downtown along First Street. Burlington is smaller, with a shorter list of civic things and a longer list of stores. The two share pricing more than people expect, so the choice usually comes down to the school district, the specific plat, and which side of the river you want to be on.

The Burlington-Edison School District runs Allen, Bay View, and Edison schools, West View School for kindergarten through sixth grade, Lucille Umbarger Middle School for seventh and eighth, and Burlington-Edison High School. On the county's school-district map the Burlington-Edison line follows the Skagit River along the south side of town; across the river, and on the Lindegren Road side east of the river bend, you are in Mount Vernon's district. I confirm the assignment for the actual house, never the town name.

Against Anacortes, my home town, Burlington gives up the water and the island feeling and gets back the freeway and, often, a newer house for the money. Sedro-Woolley, east on Highway 20, trades the retail for the foothills and more land.

How I work Burlington

I've worked Burlington since I was licensed in 2018, and I've driven Highway 20 between here and Fidalgo Island my whole life. DiAnn Sager Real Estate is a RE/MAX Gateway practice out of Anacortes, and Burlington is part of the everyday territory, not a stretch.

Selling a Burlington home starts with your net, not a flattering list price. The free EPIC™ Home-Selling Report lays out your equity position and three pricing paths for your specific house, and the campaign itself is on the selling your home page. If you're moving in, whether it's a first home in one of the older plats or a trade up to Bayview Ridge, the first step is a conversation, not a showing.

My current listings, including the Frazier Heights home, are on the listings page. The towns on either side have their own pages: Mount Vernon, Sedro-Woolley, and Anacortes. Tell me what you're thinking. Just exploring is a fine place to start.

By the road from Burlington

By the road from the middle of Burlington, it is 17 miles to downtown Anacortes, 5.9 to downtown Mount Vernon, 25 to downtown Bellingham, 66 to downtown Seattle. These are road miles from OpenStreetMap routing, measured September 2026, by road and not by ferry.

Frequently Asked Questions

What school district is Burlington, WA in?

The Burlington-Edison School District, which runs Allen, Bay View, and Edison schools, West View School (K-6), Lucille Umbarger Middle School (7-8), and Burlington-Edison High School. The district line follows the Skagit River on the south side of town, and district lines do not follow mailing addresses, so confirm the assignment for the specific house before you count on it.

Is Burlington in a flood zone?

Parts of it are. The Skagit River has flooded Burlington in the past, and some properties carry flood insurance requirements. I pull the FEMA flood map for every property you consider and get you a real insurance quote before you write an offer.

Where is Frazier Heights?

Frazier Heights is a 2017 plat on Bayview Ridge, west of downtown Burlington toward the Skagit Regional Airport. Newer homes, cul-de-sacs, some lots backing to greenbelt and public land, a small HOA with a park and playground, and Burlington-Edison schools. I represented a home there on a quarter-acre lot in 2026.

Burlington or Mount Vernon, which is right for me?

Burlington has the freeway junction, the retail, and the newer plats on Bayview Ridge. Mount Vernon has the county seat, the hospital, the college, the train station, and a bigger downtown. Prices overlap more than people expect, so decide on the school district and the specific neighborhood, not the town name.

Does Burlington have a commercial airport?

No. Skagit Regional Airport at Bayview is a Port of Skagit general-aviation field with a business-aviation focus and no control tower. For airline flights, Bellingham International is the nearest, with Sea-Tac to the south.
