Anacortes · Buying a Home
Buying a Home in Anacortes Starts With Choosing the Right Part of the Island
A real consultation before the first showing, a search tuned to what you actually want, and a steady hand from offer to keys.
Buying a home in Anacortes, and what you get
Most people arrive at buying a home in Anacortes with a picture in their head, and the picture is usually the ferry. People who live here know the city as fifteen separate places with fifteen different characters, and the difference between them decides whether the house you buy turns into the life you wanted.
The market gives you more choice than it did a few years ago and still rewards being ready. In June 2026 the median Anacortes home went pending in 11 days (NWMLS InfoSparks), and activity is heaviest under $600,000 where good homes still draw competition. A seller here will not wait while a buyer sorts out financing after the fact.
The first step with me is a free 60 to 75 minute buyer consultation, and it happens before any showings. You leave it knowing your real monthly number, what that number buys in each part of this island, the path from today to keys, and how we will work together. Then the showings are worth your Saturday, because you are seeing fewer homes and better ones.

Why Anacortes buyers work with DiAnn Sager
I am DiAnn Sager, a Real Estate Broker with RE/MAX Gateway in Anacortes, and I hold the ABR designation, the Accredited Buyer's Representative credential. I have closed 125 homes since January 2018, a good share of them on the buying side, and I grew up on Fidalgo Island. My family worked these islands, the Skagit Valley, and the Alaska fishing grounds for generations.
Growing up here is the piece a search app cannot copy. It is knowing which streets get the morning sun, which roads take water in a wet winter, which homeowner associations are reasonable, and which blocks the locals quietly want to live on. It is also being able to tell you, before you fall for a listing, that the water view in the photographs belongs to one side of the street and stops at the other.
One client wrote: "We had not bought real estate in the last 27 years and she walked us through every step of the way." (Craig Wells). That is the standard. Every step gets explained before it happens rather than after, and the decisions stay yours. After closing I check in at 30, 90, and 180 days with community introductions, which matters more in a town this size than it would anywhere else.
How a purchase runs here, consultation to keys
Pre-approval comes before showings, and if you do not have a lender I will introduce you to ones who know Skagit and Island county appraisals and can actually close on an island timeline. Representation gets put in writing at the same time, and how I am paid is spelled out in that buyer agreement before we look at a single home.
Your search gets built from real criteria rather than a firehose of everything for sale, and it covers the whole four county footprint if your search reaches past Fidalgo Island. As homes come up we talk about each one before we drive: what the lot actually sees, what the era of construction usually means for the roof, the windows, and the crawlspace, and what the neighborhood is like on a Tuesday in November rather than a Saturday in July.
When you find it, the offer gets built around what this seller and this home need, not a formula. Inspection response, financing, appraisal, and the final walkthrough all follow, and most purchases close in roughly four to six weeks from an accepted offer. My aim is a closing that is boring on purpose. If you are buying your first home, first-time buyers walks the whole path in plain language, and if you are moving in from out of the area, start with relocation.
Which part of Anacortes fits how you want to live
Anacortes sits at the top of Skagit County on Fidalgo Island, the gateway to the San Juan Islands, and it lives like an island: the water is on three sides of most conversations, boats are a normal way to get somewhere, and the weather arrives from the west. The Anacortes Community Forest Lands, Whistle Lake, Campbell Lake, and Cranberry Lake are all inside or beside the city, and the Cap Sante marina and the working waterfront are part of daily life rather than scenery.
Old Town holds the historic core near downtown and the water. Cap Sante is the headland above the marina. Stittwood is a platted hillside with bay and island views from many lots. Biz Point sits on Burrows Bay at the south end with madronas and water views. Skyline is built around the Flounder Bay marina on the west end, and Rockridge is a 2002 era plat on the ridge with the forest lands at its back door. Every one of the fifteen is described on the Anacortes area page.
The Anacortes School District serves the whole city, with Fidalgo, Island View, and Mount Erie elementary schools, the Whitney Early Childhood Education Center, Anacortes Middle School, Anacortes High School, and Cap Sante High School. Attendance areas are set by the district, and I will get you the current answer for a specific address rather than guess at it.
The trade-off is worth naming before you buy rather than after. Anacortes has what daily life needs: grocery stores, restaurants, healthcare, and a good library. If you want a major airport, a warehouse furniture store, or fifty restaurant options on a Friday night, you are driving south. Most people who make this move tell me they stopped caring about that inside a year, and a few discover they are not the ones who will. You are also at the end of the road on an island, on purpose, which is the point for the people who choose it and a surprise for the people who did not think it through.
Your next step
The consultation is free and it is the right first move whether you are buying in six weeks or next spring. Bring your questions about the island, your budget, and your timing, and leave with a plan instead of a browser full of tabs. Book your free buyer consultation and we will start there.
My own current homes are on the listings page, and your search will cover everything else on the market across Skagit, Island, Whatcom, and Snohomish counties. The full buyer process sits on buying a home. DiAnn Sager, RE/MAX Gateway, 914 15th Street, Anacortes. Just exploring is a perfectly good place to start.
Frequently Asked Questions
Which Anacortes neighborhood should I be looking in?
It depends on how you want your days to go: on the water at Skyline or Biz Point, in the historic streets of Old Town, above the marina on Cap Sante, on a view hillside in Stittwood, or against the forest lands at Rockridge and Whistle Lake. That is the first hour of the buyer consultation, and it usually saves months of looking at the wrong houses.
Do I need to be pre-approved before we look at homes in Anacortes?
Yes, before showings start. Pre-approval tells you your true range and lets you write the day the right home appears, which in a market where the median home goes pending in 11 days is often the difference between getting it and losing it. I will introduce you to lenders who know this area if you do not have one.
What does the buyer consultation cost?
Nothing. It is a free 60 to 75 minute conversation about your goals, what exists in your range on this island, the whole path from today to keys, and how we would work together. How I am compensated is set out in a written buyer agreement before any showings.
Can I buy in Anacortes from out of the area?
Yes, and a good share of my buyers do. Video and remote showings, honest neighborhood orientation, and timing a purchase around a job start or a sale somewhere else are all normal here. Come more than once before you buy, on a Tuesday in November as well as a Saturday in July.
