Buying a Home in Westside, Anacortes

A real consultation before the first showing, a search tuned to what you actually want, and a steady hand from offer to keys.

Buying a home in Westside, and knowing what you are actually buying

Buying a home in Westside means choosing a hillside grid, not a subdivision. West 2nd through about West 11th climb above Guemes Channel between downtown Anacortes and the ferry terminal, and the view people come here for arrives lot by lot. The listing photo is taken from the one window where it works. My job is to tell you what the other windows see before you fall for the house.

You start with a real consultation instead of a car ride. We talk about what your money buys on this hill right now, what the search will actually turn up in a month, and what the offer strategy looks like before you walk through a door. You will know the process from today to keys, and you will sign a buyer agreement that spells out what I do and how I am paid, agreed between the two of us and nothing else. Tell me what we don't know yet is a fair thing to ask an agent, and it is the part I like most.

Why Westside buyers choose DiAnn Sager

I am DiAnn Sager, a broker with RE/MAX Gateway in Anacortes, and I have represented buyers on this grid more than once. I bought a 2005 home and a 2012 home on West 7th Street for clients, and a 2023 home on West 3rd. I also sold the 2020 rebuild on West 2nd Street that replaced a house lost to fire in 2019, so I know what the newer construction in this old plat is and is not.

That history is the practical part. When a Westside listing says view, I can tell you whether the county recorded a view on that parcel, what it called it, and what it looks like standing in the room. When a house was built this century inside a plat from another era, I can tell you which comparable sales a lender and an appraiser are going to be looking at instead of guessing with you.

Rachel and Luke bought their first home with me and said it plainly: "As first-time buyers there were aspects of the process that were overwhelming, but DiAnn was always there for us to answer questions." If this is your first purchase, start at first-time buyers and we will talk about the process before we talk about houses.

How the search and the offer work on this hill

The consultation runs 60 to 75 minutes and it is free. We map your range against what the Westside grid is actually producing, then set an MLS auto-search tuned to the criteria that matter to you instead of a generic radius around Anacortes. You see new listings as they come, and I see them at the same time.

Touring here is short and specific, because the grid is small. We look at the lot, the slope, the light at the hour you would actually be home, and what is behind the fence. I pull the county parcel record before we go, so the view note, the plat, and the lot size are known quantities rather than things we squint at.

When you find it, the offer gets built on what comparable Westside homes have really closed at, not on the asking price of the house next door. I write it, I present it, and I handle the negotiation and the inspection coordination from there. Afterward the relationship does not end at closing: I check in at 30, 90, and 180 days, because landing well in a town is a separate job from buying a house in it. My current listings are on the listings page, and I can show you everything else on the market too.

What the Westside gives you and what it costs you

The lots come out of the Northern Pacific Addition to Anacortes plat and run roughly 0.14 to 0.18 acre. That is a town lot: a yard, not a paddock. West 12th is the line where the Rock Ridge West plat begins, so two houses that feel like neighbors can sit in different plats with different lot patterns behind them.

What you get for it is position. Oakes Avenue puts downtown Anacortes in one direction and the Washington State Ferries terminal at Ship Harbor in the other. Roadside Park is a 0.3-acre street end at Jackson and Oakes with a Guemes Channel view, the Guemes Channel Trail runs from the neighborhood, the Cranberry Lake section of the Anacortes Community Forest Lands sits above Rock Ridge, and Washington Park is out past the ferry. The Anacortes School District serves the whole city, with Fidalgo, Island View, and Mount Erie elementary schools, Anacortes Middle School, Anacortes High School, and Cap Sante High School. Attendance areas are set by the district, and I will get you the current answer for a specific address rather than guess at it.

The cost is honest and small. Oakes Avenue carries the ferry traffic on summer weekends, and the Westside sits between Skyline and Old Town in location and character without carrying either name. Some buyers want the name. If you are one of them, say so early and we will look at the Oakes Avenue corridor or the older blocks in Old Town instead.

Start buying a home in Westside the right way round

Read the Westside neighborhood page first, then have the consultation, then tour. Doing it in that order is what keeps a purchase from turning into a guess with a mortgage attached. The full picture of how I represent buyers is on buying a home.

When you are ready, tell me what you are looking for and I will tell you honestly whether the Westside is it. DiAnn Sager, RE/MAX Gateway, Anacortes. Let's get you home.

Frequently Asked Questions

Do all Westside homes in Anacortes have a water view?

No. The grid climbs the hill above Guemes Channel, so the view is lot by lot and often partial. On one West 2nd Street home the county recorded a small obstructed view of the channel. I check the parcel record before we tour and then confirm it with our own eyes from inside the house.

How big are the lots on the Westside?

Roughly 0.14 to 0.18 acre in the Northern Pacific Addition to Anacortes plat, which covers most of the West 2nd through West 11th grid. West 12th is where the Rock Ridge West plat starts, so lot patterns change at that line.

Is the Westside walkable to downtown Anacortes?

You are on Oakes Avenue between downtown and the ferry terminal, with Commercial Avenue in one direction and Ship Harbor in the other. How walkable it feels depends on which block you are on and how far up the hill, which is something we test on the tour rather than take from a website score.

Should I be worried about summer ferry traffic on Oakes Avenue?

Know about it, plan around it, and then decide. Oakes is the state highway spur to the terminal, so summer weekends bring the traffic to your street. Most buyers here weigh that against being minutes from both the boats and downtown and find it an easy trade.
