Selling your home in Stittwood means proving the view
Selling your home in Stittwood is a presentation job before it is anything else. This is the platted hillside along Mitchell Drive at the south end of Anacortes, recorded by the county as the Plat of Stittwood in two divisions, and the hill faces east-northeast over Fidalgo Bay with Mount Baker across the water on a clear day. The view is a large share of the value, and a view that is not proven is a view that does not get paid for.
Proving it takes more than a wide-angle photograph. It takes shooting at the hour the light is actually on the water, showing which rooms hold the view and which do not, and being straight about the trees. The county's own note on the 1998 home I listed here says the view is good to the east-northeast with trees creating obstruction. Writing that honestly cost me nothing and saved the buyer's inspection period from becoming a negotiation about trust.
The other half of the value is the ground. On the Mitchell Drive sales I have tracked, the lots run 0.22 to 0.40 acre, which is two to five times the size of a downtown grid lot. Sell smart, don't guess: a Stittwood home gets priced on what it actually looks at and how much of this hill it sits on, never on the plat name.
Why Stittwood sellers choose DiAnn Sager
I am DiAnn Sager, a Real Estate Broker with RE/MAX Gateway in Anacortes, with 125 closings and more than $72 million in sales since January 2018. This is one of the neighborhoods where my own recent work sits. I listed a Mitchell Drive home in 2026 and I sold the bay-view homesite across the street, in the first division of the plat, in April 2026.
The Mitchell Drive home is worth describing because it is what a careful listing looks like here. Built in 1998 by the household that bought the lot in 1997 and held it ever since, never on the market in almost thirty years. Main-level living with the primary suite, kitchen, and laundry on the entry floor and a no-step entry. A finished daylight lower level. Four tenths of an acre, city sewer and water, and an association whose dues were $390 a year rather than a month, which is the kind of detail a buyer needs in writing before they will believe it.
What I do with a home like that is document it so nobody has to take anyone's word: the utilities verified against the county record, the remodel and any solar or mechanical upgrades written up for the appraiser, the association documents pulled, and the view described in language that survives a buyer standing in the room. One of my clients, Rich Hutchins, wrote that I "gave us the hard facts even when we didn't want them because it was in our best interest." Your free EPIC™ Home-Selling Report is the first set of those facts.
How a Stittwood listing runs, step by step
My full method is on the how we sell a home page. Here is how it plays out on a hillside home on Mitchell Drive.
We begin with your position: three pricing strategies side by side, with a realistic timeline and a real risk attached to each, built from the actual hillside view-home sales across Anacortes rather than from a neighbor's asking price. Setting that foundation is the equity step, and the choice stays yours.
Then preparation, which on this hill has a specific list. Decide whether any limbs are standing between a main room and the bay. Gather the association documents and the current dues figure. Pull the utility record, because a buyer will ask whether you are on city sewer and water or on a system of your own, and the answer needs to be documented rather than remembered. Write up every upgrade with dates, because an appraiser cannot credit what nobody wrote down.
Then presentation and launch. Photography and video shot when the light is on the water, aerial work that shows the lot and the slope, a single-property page, full MLS syndication, and a paid campaign I have already funded, aimed at buyers who are specifically shopping the view side of Anacortes. Putting the home in front of people who were not searching yet is the impact step.
Then a weekly report from me, with showings, market movement, and one clear next action, until it closes. A home that has been in one household since 1998 deserves that kind of stewardship on the way out.
Local context and proof for Stittwood
What a Stittwood buyer is choosing, and therefore what your listing has to sell: water and island views over Fidalgo Bay, larger lots than the city grid, and the forest at the back fence. Mitchell Drive meets Whistle Lake Road, and the numbered streets run over to Commercial Avenue, north to downtown Anacortes or south as the state highway spur to Highway 20 and the mainland.
Close by, by name: the Whistle Lake trailhead south on Whistle Lake Road, the Anacortes Community Forest Lands with 2,950 city-owned acres of forest and lakes, the Ace of Hearts Rotary Park and the off-leash dog park at 38th Street and H Avenue, and Storvik Park on 32nd Street, 8.7 acres with a Little League field, basketball courts, and a summer spray pad. Mount Erie Elementary School is at 1313 41st Street on this side of town, and the Anacortes School District sets attendance areas.
The honest trade-off belongs in the conversation too, because your buyer will notice it anyway. This is a drive to downtown and to the highway rather than a walk, which is the opposite of what an Old Town seller offers. And the views are lot by lot. If the move from this house is into something simpler, that is rightsizing, and it is the work I do most. Homes farther down the road are covered on the Whistle Lake page, the neighborhood itself is on the Stittwood page, and the full campaign is on the selling your home page. See my current work on the listings page, then tell me about your Stittwood home.
Frequently Asked Questions
How much does the view add to a Stittwood home's value?
Enough that it has to be proven rather than claimed, and it varies lot by lot on this hill. I price a Stittwood home against the actual hillside view-home sales across Anacortes and I describe the view the way the county does, including any obstruction, so no buyer discovers a surprise in the inspection period.
Do I need to disclose the HOA dues up front?
Yes, and it helps you. On the Mitchell Drive home I listed in 2026 the dues were $390 a year, not a month, and stating that plainly removed an objection before it formed. I pull the current figure and the recorded documents for your property before your home goes live.
My home has had one owner since it was built. Does that matter to buyers?
It helps, when it is documented. A single owner since 1998 usually means consistent care, but an appraiser and a buyer can only credit what is written down. I collect the dates, permits, and invoices for the upgrades and present them as part of the listing.
Who pays for the photography, video, and advertising?
I do, up front, before your home goes live. It is not billed to you at closing and it is not available on request. That includes the aerial work and the paid digital campaign aimed at buyers shopping the view side of Anacortes.
