Selling Your Home in Clearridge Takes a Wider Set of Comparables

A pricing strategy built on your net, a 360° marketing campaign paid for up front, and weekly reporting so you always know where things stand.

Selling your home in Clearridge, and what you get

Selling your home in Clearridge runs into a problem most Anacortes neighborhoods do not have: the neighborhood is small enough that a year can pass without a truly similar sale inside it. Price a home off two loose comparables and you will either leave money behind or sit while the market decides you are wrong.

Clearridge sits on the west side of Anacortes, on the hill above Ship Harbor and the ferry terminal, in the stretch between the west end of Oakes Avenue and Anaco Beach Road. It was platted and built as a subdivision rather than settled lot by lot the way the original city grid was. The City's own record says the land for Clearidge Park was given to the City as part of the subdivision process as homes were developed on the west side. Navigator Lane and Mariners Place sit inside the same pocket of hill.

A Clearridge listing with me therefore rests on a comparable set drawn from the whole west side and adjusted honestly, a written net beside every price, and a campaign that markets the location advantage this hill genuinely has.

Why west side sellers choose DiAnn Sager

I will tell you something most listing agents would leave out. I have not closed a sale inside Clearridge. I have closed 125 homes since January 2018, more than $72 million in sales, most of it on Fidalgo Island, and a good share of it on this side of town, but not inside this particular plat. You should know that before you hire anybody, and you should ask the same question of everyone you interview.

What I do bring is the west side comparable work itself. I track what channel view and ferry side homes sell for across Anacortes because I have priced listings against them, and I read county records for the land comments that explain why two similar houses sold $100,000 apart. A national valuation tool cannot see which side of the street the view starts on. That is exactly the kind of detail a Clearridge price turns on.

On a listing with a thin comparable set, protecting a seller mostly means refusing to guess in public. A price you cannot defend with evidence is a price a buyer's agent will take apart in front of you during negotiation, and the time to find that out is while we are still at your kitchen table. I am DiAnn Sager, RE/MAX Gateway, and that is how this one gets handled.

Here is what the county record already tells us about this hill, so you are not guessing at it. Skagit County Assessor data for Glasgow Way, Cypress Drive, Guemes View, San Juan Avenue, Camano Place, and Whidbey Court shows homes built predominantly between 1980 and 2006, with the median right around 1990, on lots mostly between 0.18 and 0.35 acre and a handful larger, out to about 0.47. That makes this an established 1980s through 2000s subdivision rather than new construction, and the era and the lot are the two things your comparable set has to match before anything else. There is an association, and it keeps things light: the Clearidge Homeowners Association, established in 1979, counts 199 properties, membership is voluntary, and dues were $60 for 2025, spent on the landscaped Oakes Avenue frontage, the mailings, and the website. The county's view notes run lot by lot, so the view from your windows is something I confirm standing in them before it goes in your listing.

How a Clearridge listing runs

The equity position step matters more here than almost anywhere in Anacortes, precisely because the inside-the-neighborhood data is thin. We build the comparable set out across the west side, adjust for view, lot, and era, and you see three pricing strategies with the trade-offs and the net attached to each. You choose. I run whichever one you choose exactly the same way.

Presentation covers professional photography, drone and aerial images, a walkthrough video, a pre-listing inspection, and a staging consultation with a local stager. On a hill above the harbor, the aerial work does specific work: it shows the relationship between the home, the channel, and the ferry terminal below, which is the thing a buyer is actually choosing.

Then the campaign: a single property landing page, the NWMLS listing with full portal syndication, paid Meta and Instagram advertising with retargeting, neighbor outreach on the surrounding streets, and a first weekend open house. One small detail that matters here: the City writes the park as Clearidge and local usage includes Clearridge, so both spellings go into the listing copy and the ad targeting. A buyer searching the spelling you left out is a buyer you never met.

Timing deserves a word too. In June 2026 the median Anacortes home went pending in 11 days while the average sat at 48 (NWMLS InfoSparks), and in a small neighborhood that gap is unforgiving. A Clearridge home that sits does not just lose momentum, it becomes the only local data point anyone has, and the next owner on this hill inherits your price as their comparable. Getting the number right in the first two weeks is worth more here than anywhere else in the city.

Weekly written reporting continues until closing. All of the media and advertising is paid by me up front. The full method is on selling your home.

What a Clearridge buyer is really buying

The location is the pitch, and it is a genuinely good one. The Washington State Ferries terminal at Ship Harbor is at the bottom of the hill, so the San Juan Islands are unusually close. The Guemes Channel Trail runs along the waterfront below the neighborhood, roughly a mile from the Edwards Way cul-de-sac toward town. The Ship Harbor Interpretive Preserve sits between the ferry terminal and the homes near Edwards Way, with 25 acres of wetland and 2,000 feet of sandy beach. Clearidge Park, in the 1900 block of Blakely, has two tennis courts, pickleball, and a basketball court on 0.8 acre. The Anacortes Airport is close by.

The honest trade-off belongs in the marketing too. Clearridge is not a marina neighborhood like Skyline next door and it is not the old downtown grid, so a buyer who wants either of those things is not your buyer. The ferry is close when you want the islands and busy on summer weekends when everybody else does. Named plainly, those are qualifying facts rather than objections. The neighborhood profile is on the Clearridge area page, and the citywide market picture is on selling your home in Anacortes.

Your next step

The free EPIC™ Home-Selling Report is where this starts. For a Clearridge home it does the work that matters most: assembles a defensible comparable set from across the west side, positions your home inside it, and shows your likely net under three pricing plans. Built by hand for your address, no obligation.

If you are weighing this sale against a move into something simpler, read rightsizing. If you are comparing the west side neighborhoods before you decide, selling in Skyline covers the marina side of the hill. Tell me about your Clearridge home and I will walk it with you before either of us says a number out loud.

Frequently Asked Questions

How do you price a Clearridge home when so few sell there?

By building the comparable set out across the whole west side of Anacortes and adjusting honestly for view, lot, and era, rather than leaning on one or two loose sales inside the plat. County land comments explain a lot of the spread between similar looking homes, and those go into the analysis alongside the sale prices.

Is it spelled Clearridge or Clearidge?

Both are in use. The City of Anacortes names the park Clearidge Park, and locals write it both ways. Your listing copy and your ad targeting should carry both spellings, because a buyer searching the one you left out never sees your home.

What do buyers like most about this part of Anacortes?

The position above Ship Harbor. The ferry terminal is at the bottom of the hill, the Guemes Channel Trail runs along the waterfront below, and the Ship Harbor Interpretive Preserve has 25 acres of wetland and 2,000 feet of sandy beach. Clearidge Park adds tennis, pickleball, and basketball courts on 0.8 acre.

Have you sold homes in Clearridge before?

Not inside Clearridge itself, and I would rather say so than imply otherwise. I have closed 125 homes since 2018 across Anacortes and the surrounding four counties, including west side work, and the comparable analysis for your home is built from that record rather than from a claim.
