Buying a Home in Stittwood, Anacortes

A real consultation before the first showing, a search tuned to what you actually want, and a steady hand from offer to keys.

Buying a home in Stittwood is buying a hillside and a view

Buying a home in Stittwood puts you on the hill at the south end of Anacortes, along Mitchell Drive, on the plat the county records in two divisions as the Plat of Stittwood. The hill faces east-northeast over Fidalgo Bay, with Mount Baker across the water from the east-facing lots. The numbered streets give out here and Whistle Lake Road heads south toward the forest.

Two things make this a different purchase from a house on the grid. The first is ground. On the Mitchell Drive sales I have tracked, the lots run 0.22 to 0.40 acre, which is two to five times a downtown lot. The second is the terrain: these are hillside homes, which often means a daylight lower level, a main floor that holds the view, and a real conversation about stairs.

The view is the reason most buyers come up here, and it is exactly the thing you should not take on faith. It is lot by lot, tree by tree, and season by season. I confirm it standing in the rooms you would live in, not from a listing photograph taken at the best possible moment of the best possible day.

Why Stittwood buyers choose DiAnn Sager

I am DiAnn Sager, a Real Estate Broker with RE/MAX Gateway in Anacortes, holding the ABR designation along with CRS, MCNE, SRES, e-PRO, and AHWD, with 125 closings since January 2018, lifelong North Puget Sound roots, and family roots on Fidalgo Island that go back generations. Stittwood is a neighborhood I have worked recently on both sides: I listed a Mitchell Drive home in 2026 and sold the bay-view homesite across the street in April of that year.

That means I know what these homes are, not just what they are advertised as. On the sales I have tracked here, the homes run from 1981 to 1998. The 1998 home I listed had main-level living with the primary suite, kitchen, and laundry all on the entry floor, a no-step entry, a finished daylight lower level, city sewer and water, and an association with dues of $390 a year. Those specifics are what you compare against when the next Mitchell Drive home comes up, and they are the reason I can tell you quickly whether a listing is priced sensibly.

The work starts with a free consultation of about an hour before any showings, so you know your real number, what it buys on this hill right now, and the whole path from today to keys. Sharon Moore, a client, wrote that I "truly cares about and protects her clients throughout the process." Protecting a buyer mostly means telling you what is wrong with a house you already love. The full approach is on the buying a home page.

What we check before you write an offer in Stittwood

Every buyer of mine gets the same due diligence. On this hill, five items go to the front of the list because they are the ones that change the price or the plan.

The view, from inside the rooms. We stand in the kitchen, the main living space, and the primary bedroom and look at what is actually there. The county's note on one Mitchell Drive home calls the view good to the east-northeast with trees creating obstruction, and that kind of plain language is what I want you working from.

Sewer and water. The home I listed here is on city sewer and water, confirmed against the county record, and that is not automatic for every property near the city edge. I verify utilities for the specific parcel before you write.

The association. Dues, what they cover, and the recorded rules. Annual dues here have been modest, and modest is still a number you should see in writing rather than hear about.

The lower level and the stairs. A daylight basement can be a second living area, a guest wing, or a storage floor, and which one it is depends on ceiling height, egress, heat, and moisture. If main-level living is what you need, we confirm that the main level truly holds it.

The schools, from the district. Mount Erie Elementary School is at 1313 41st Street on this side of town, and the Anacortes School District also runs Fidalgo and Island View elementaries, Anacortes Middle School, Anacortes High School, and Cap Sante High School. The district sets attendance areas and I get their current answer for the address.

Local context and proof for Stittwood

Life here runs south and east rather than toward the water on the west side of the island. Mitchell Drive meets Whistle Lake Road, and the numbered streets take you over to Commercial Avenue, north to downtown Anacortes or south as the state highway spur to Highway 20 and the mainland. The Washington State Ferries terminal is across town on the west side, so this is not the neighborhood to choose if the San Juan Islands boats are your daily reason for being here.

Close by, by name: the Whistle Lake trailhead south on Whistle Lake Road, the Anacortes Community Forest Lands with 2,950 city-owned acres of forest and lakes behind the neighborhood, the Ace of Hearts Rotary Park and the off-leash dog park at 38th Street and H Avenue, and Storvik Park on 32nd Street, 8.7 acres with a Little League field, basketball courts, and a summer spray pad.

The honest trade-off: you drive to downtown and to the highway rather than walk, and the views are lot by lot. If more land and fewer neighbors is what you are after, Whistle Lake is straight down the road. If a home with two full living levels is the point, the multi-generational page covers how I approach that search, and the rest of the island is on the Anacortes page. The neighborhood itself is on the Stittwood page. Current homes are on my listings page. Book your free consultation and let's get you home.

Frequently Asked Questions

What kind of views do Stittwood homes have?

Water and island views over Fidalgo Bay from the east-facing lots, with Mount Baker across the water on a clear day. It is lot by lot and trees matter, so I confirm the view from inside the rooms you would use before we talk about what it is worth.

How big are the lots in Stittwood?

On the Mitchell Drive sales I have tracked, they run 0.22 to 0.40 acre, which is roughly two to five times the size of a lot on the downtown Anacortes grid. That extra ground is a large part of why buyers look here.

Are Stittwood homes on city sewer or a septic system?

The Mitchell Drive home I listed is on city sewer and water, confirmed against the county record, and the neighborhood sits inside the city. It is still a property-by-property check, and I verify utilities for the specific parcel before you write an offer.

Can I find main-level living in Stittwood?

Yes, and the 1998 home I listed here is an example: primary suite, kitchen, and laundry on the entry floor, a no-step entry, and a finished daylight level below. Not every hillside home is built that way, so we confirm it rather than assume it.
