Selling Your Home in Westside, Anacortes
A pricing strategy built on your net, a 360° marketing campaign paid for up front, and weekly reporting so you always know where things stand.
Selling your home in Westside starts with what your lot sees
Selling your home in Westside comes down to one honest question before anything else: what does your particular lot actually look at? The grid of West 2nd through about West 11th climbs the hill above Guemes Channel between downtown Anacortes and the ferry, and the channel view here is decided block by block, sometimes house by house. Two homes four doors apart can be worth very different numbers, and the county's own land record often says so in plain language.
You get a price built on your net rather than a flattering list number, a marketing campaign I pay for up front, and a written weekly report that tells you the truth in the weeks the news is flat. Sell smart, don't guess. You will see three pricing strategies before you sign anything, and you will know which one matches the timeline you actually have rather than the one a listing presentation wishes you had. The free EPIC™ Home-Selling Report is where those three numbers come from, and it costs you nothing to look at them first.
Why Westside sellers choose DiAnn Sager
I am DiAnn Sager, a broker with RE/MAX Gateway here in Anacortes, and I grew up on this island. I have closed 125 homes and more than $72 million in sales since I was licensed in January 2018, and RealTrends Verified counted 16 sides and $11.82 million in volume for me in 2025. The numbers matter less than what they bought, which is a working memory of how individual streets in this town behave.
On the Westside that memory is specific. Every sale I have handled in this grid has been a home built this century. I listed and sold a 2020 rebuild on West 2nd Street, the replacement for a house that burned in 2019, where the county recorded a small obstructed view of Guemes Channel. I represented buyers on a 2005 home and a 2012 home on West 7th Street, and buyers again on a 2023 home on West 3rd. New construction inside an old plat is its own pricing problem, because the nearest recent sale may sit on a lot that is eighty years older in every way except the house.
Kelsey Pennington put it this way after her sale: "She knew what we could price our home at while still being competitive in the market." That is the whole job on this hill. Tell me about your house and we will start with the lot, not the square footage.
How a Westside listing runs, week by week
Week one is preparation and pricing. I walk the house with you, separate the work that pays back from the work that does not, and bring in a stager, an electrician, or a contractor only where the return is real. Then we build the number from recent Anacortes sales that match what your lot sees, which is the equity step of how I work.
Week two is production. Professional photography, drone, and walkthrough video get scheduled around the light, and on this side of the island that usually means late afternoon, when the channel is lit from the west instead of washed out in a flat morning. The copy, the single-property page, and the ad set are all built before launch day rather than chased afterward.
Launch is a timed event, not the day a sign happens to appear. The listing, the video, the paid digital campaign, and the neighbor outreach fire together so the first ten days carry momentum instead of leaking it. That is the impact step, and it is the part most sellers have never actually watched anyone do.
After launch you get a written update every week until it closes, including the weeks nothing happened, plus a refreshed market read every month if it runs long. I pay for the campaign. You approve the plan, keep the house showable, and make the decisions. The method start to finish lives on my selling your home page.
What actually moves the price on the Westside grid
The lots here come out of the Northern Pacific Addition to Anacortes plat and run roughly 0.14 to 0.18 acre, which is a town lot rather than an acreage. West 12th is where the Rock Ridge West plat begins, and a buyer filtering by plat name sorts your house into one pile or the other without ever asking you about it. Naming the plat correctly in the listing costs nothing and changes who sees the home.
Position is the rest of the argument. You are on Oakes Avenue between downtown and the Washington State Ferries terminal at Ship Harbor, which puts Commercial Avenue in one direction and the boats in the other. Roadside Park sits at Jackson and Oakes, a 0.3-acre street end with a Guemes Channel view, and the Guemes Channel Trail runs from the neighborhood. The Cranberry Lake section of the Anacortes Community Forest Lands is above Rock Ridge, and Washington Park is out past the ferry terminal.
The honest trade-off belongs in the conversation too. The Westside sits between Skyline and Old Town in both location and character without carrying either name, and Oakes Avenue takes the ferry traffic on summer weekends. Buyers who raise it have usually already decided they can live with it. NWMLS InfoSparks put the Anacortes median days on market at 11 in June 2026, which is the real argument for getting the price right the first week rather than testing a number and chasing it down.
Where selling your home in Westside begins
Most people sell a house like this once, so the order matters: information first, sign in the yard second. The Westside neighborhood page shows how this part of Anacortes reads to a buyer before you spend a dollar preparing it. If your move takes you down the hill toward the water instead, selling on the Oakes Avenue corridor is a different conversation with a different set of comparable sales.
I work this island every week, and I will give you the straight version, including the version where waiting a season is the better call. Authority is calm. DiAnn Sager, RE/MAX Gateway, Anacortes. Helping navigate your next move.
Frequently Asked Questions
What is my Westside home in Anacortes worth?
It depends far more on what your lot sees than on your square footage. The county records a view note on many parcels in this grid, and homes a few doors apart can carry very different numbers because of it. The free EPIC™ Report gives you three pricing strategies for your address instead of one flattering guess.
Does a Guemes Channel view really change the price?
Yes, and so does how obstructed it is. On the West 2nd Street home I sold, the county's own land record called the view small and obstructed, which is a very different property from a clear one. I check the record and then confirm it standing in your living room before we price anything.
Will summer ferry traffic on Oakes Avenue hurt my sale?
It has not on the sales I have handled here. Buyers looking at the Westside already know Oakes is the route to the terminal, and they are weighing it against being minutes from both downtown and the boats. We schedule showings and photography around the heavy hours rather than pretending they do not exist.
Do I need to remodel before listing on the Westside?
Almost never a full remodel. We walk the house together and separate the work that returns more than it costs from the work that only feels productive. My stager and trades are local, they know this housing stock, and they come in only where the return is real.
