Selling Your Home in Cap Sante: The Hill, the Marina, the Walk

A pricing strategy built on your net, a 360° marketing campaign paid for up front, and weekly reporting so you always know where things stand.

Two different sales on the same hill

Selling your home in Cap Sante is really two different sales depending on how high up the headland you sit. The streets climb the rocky slope on the east edge of downtown from roughly 4th Street up. Down at the bottom you are in the original Map of the City of Anacortes plat, on small lots, and the argument is the walk: Cap Sante Marina at the base of the hill and Commercial Avenue a few blocks away. Higher up, the argument is the view.

Pricing one like the other is the most expensive mistake on this hill. I sold a 1912 home on 4th Street in 2023, on an original-plat lot of eight hundredths of an acre, and the buyer for that home cared about the walk and the age of the house. A view home four streets up draws a different buyer paying for a different thing entirely.

The third factor is rock. This headland is stone, so access, stairs, retaining walls, and the driveway decide as much as the square footage does. A buyer sees that in the first thirty seconds. Addressing it honestly in the listing beats letting it ambush the showing.

Why sellers on the headland call DiAnn Sager

I am DiAnn Sager, a broker with RE/MAX Gateway in Anacortes, licensed since 2018 with 125 homes closed and better than $72 million in sales. Cap Sante is my own town's front porch, and I have sold on it: the seller of that 1912 home on 4th Street was my client.

Older homes on original-plat lots need an agent who does not flinch at them. The lots are small, the houses have history, and the inspection will find things that a 2005 house would not have. Preparing for that in advance, deciding what to fix and what to price for, is work I do before the listing goes live rather than during negotiation.

View homes higher on the slope need the opposite discipline. The view has to be photographed truthfully, the access has to be shown rather than hidden, and the price has to come from what marina-view homes have actually sold for, not from an automated estimate that has never seen the stairs. Selling your home with me starts with figuring out which of those two houses you own.

How a Cap Sante listing gets built

The pricing conversation comes first, through the free EPIC™ Home-Selling Report: three strategies, not one flattering number, built on what has actually sold on this headland and in the streets below it. On a hill where one lot has a marina view and the lot above it does not, the comparable set has to be chosen by hand. That is the equity step, and it determines your net.

Presentation comes next, and Cap Sante rewards it more than most of Anacortes. Morning light over Fidalgo Bay, the marina below, and the Cascades behind it are the frames that sell this hill, and they exist for a narrow window on the right day. I schedule the shoot for that window, and I pay for the photography up front. That is the presentation step.

Then the campaign goes out to boat owners, to buyers who want to walk to Commercial Avenue, and to people who have been watching this headland for years and waiting. You get a weekly report, including the weeks nothing moved. Your job is the decisions. Mine is the rest, including telling you when the market is answering differently than we planned.

Local context and proof for Cap Sante

What sits at the bottom of this hill is the selling point. Cap Sante Marina is run by the Port of Anacortes, with uncovered permanent slips from 26 to 66 feet assigned first come first served, guest and liveaboard moorage, a fuel dock, and a trailer launch. As of August 2026 the waitlist ran from two to three weeks for a 26-foot slip out to four or five years for the largest. That scarcity is a real argument for a home within walking distance of it.

Above you, Cap Sante Park at 1000 W Avenue covers 37 acres with the viewpoint over the marina, the city, Fidalgo Bay, and the Cascades, reached by V Avenue and W Avenue up to Cap Sante Lookout. Rotary Park at 701 T Avenue adds 1.5 acres, a paved trail out to the breakwater, and a disc golf course. The Tommy Thompson Parkway starts from 11th Street. Commercial Avenue runs at the bottom of the hill and turns into the SR 20 Spur heading south to Highway 20, and the Guemes Island ferry leaves from 500 I Avenue nearby. Cap Sante High School at 1600 20th Street carries the headland's name, within the Anacortes School District.

Frequently Asked Questions

Does a marina view add much to my Cap Sante price?

It adds a great deal, and it has to be proven rather than claimed. On this headland one lot can look over Cap Sante Marina and Fidalgo Bay while the lot beside it looks at rock. I price your home against sales that actually share your view line, and the EPIC™ Report shows you which ones those are.

My house is old and on a small lot. Is that a problem?

No, it is a different buyer. The original Map of the City of Anacortes plat at the bottom of the hill has lots as small as eight hundredths of an acre, and the 1912 home I sold on 4th Street in 2023 sold on the strength of its age and its walk to the marina and Commercial Avenue.

Buyers keep mentioning the stairs. How do I handle that?

Address it in the listing instead of letting it surprise them. Cap Sante is a rock headland, so access, stairs, retaining walls, and driveways decide as much as the view does. Showing it honestly brings out the buyer who is fine with it and saves you the showings from the ones who are not.

Is the marina waitlist worth mentioning in my marketing?

Yes. The Port of Anacortes waitlist for Cap Sante Marina ran from two to three weeks for a 26-foot slip out to four or five years for the largest as of August 2026. For a boat owner, living within walking distance of that marina is a concrete advantage worth stating plainly.
