Selling Your Home in Campbell Lake, South Fidalgo Island
A pricing strategy built on your net, a 360° marketing campaign paid for up front, and weekly reporting so you always know where things stand.
Selling your home in Campbell Lake is a county sale, not a city one
Selling your home in Campbell Lake works differently from selling one inside Anacortes, and the difference is the county line. This is the south end of Fidalgo Island, outside the city limits, below Mount Erie and off Highway 20, around a lake that WDFW and the map name Lake Campbell while the road and everyone who lives out here say Campbell Lake. Permitting is county permitting. Water source and septic are property-by-property questions rather than assumptions. A buyer's first three questions are about paperwork, not paint.
You get a price built on your net, a marketing campaign I pay for up front, and a written weekly report until it closes. Three pricing strategies, not one number that flatters you into a long sit. The free EPIC™ Home-Selling Report shows you those three with the sales they rest on, which matters more out here than in town because the comparable pool is smaller and the wrong number is harder to walk back.
Why Campbell Lake sellers choose DiAnn Sager
I am DiAnn Sager, a broker with RE/MAX Gateway in Anacortes, licensed in January 2018, with 125 homes and more than $72 million closed since. I grew up on Fidalgo Island, and the south end is a part of it I know as a place rather than as a map. Skagit County's median sale price went from $299,250 in January 2018 to $570,000 in January 2026, a 90 percent move, according to NWMLS InfoSparks. Equity that size deserves a plan rather than a guess.
Rich Hutchins described what working with me is like: "She fought for us like we were her family, counseled us like we were her own kids, and gave us the hard facts even when we didn't want them because it was in our best interest." Out here the hard facts are usually about documents. A septic record that cannot be found, a water source nobody has written down, an expired permit on an outbuilding: each one is solvable before listing and expensive during a contingency period.
One thing the county record does settle, and it shapes everything else. Skagit County has 75 parcels on file under the Campbell Lake name, and they are not one built-out subdivision with a shared era. They range from century-old farmhouses to brand new construction, mostly on well and septic, on acreage rather than standard platted lots. There is no neighborhood average out here to price against, which is exactly why your file comes before your number.
Tell me about your property and we will start with what is on file before we talk about price.
How a south Fidalgo listing runs
Preparation out here starts with the file, not the front door. We gather the septic records, the water source documentation, any permits, and the parcel history first, because a buyer's lender, inspector, and title company will all want them and finding them mid-transaction is how good deals die. Pricing then gets built against a genuinely comparable set of south-end sales, which is slower work here than it is on a city grid.
Production leans on drone more heavily than a town listing does. Land, water, tree cover, and the relationship between the house and the lake are things a buyer cannot read from interior photography, and most of the people who will buy a property like yours are looking at it from off the island first. Professional photography, drone, and walkthrough video are part of the listing and I pay for them.
The campaign has to reach farther than Anacortes. A Campbell Lake property competes for buyers who are also looking at the rest of rural Skagit and north Whidbey, so the paid digital advertising goes where those people are rather than only to a local audience. That reach is the impact step.
The runway is usually longer than a city listing, and I will tell you that at the kitchen table rather than let you discover it in week five. You get a written update every week, including the flat ones, and a refreshed market read every month. The full method is on my selling your home page.
What a buyer is coming to the south end for
Fresh water, forest, and land, and the marketing has to show all three. Lake Campbell covers 390.8 acres about four miles south of Anacortes and has a WDFW access with a boat launch on Campbell Lake Road. Lake Erie, at 114.2 acres, has its own WDFW access and launch on the west side, west of Heart Lake Road and north of Rosario Road. Mount Erie Park sits above it all: 160 acres with a single-lane paved road to a 1,273-foot summit where Mount Baker and Mount Rainier are visible on a clear day. Deception Pass State Park is south, with Rosario Beach, Bowman Bay, West Beach, and Cranberry Lake.
Highway 20 is the main street, which is both the convenience and the compromise. North takes you to Sharpes Corner and the spur into Anacortes, west across the Swinomish Channel to the mainland and I-5, and south over the Deception Pass Bridge onto Whidbey Island. Heart Lake Road runs north past Lake Erie and Mount Erie Park toward town. Fidalgo Elementary on Gibralter Road is the Anacortes School District's south-end elementary school, with attendance areas set by the district.
What the county record says about the properties themselves is worth stating plainly, because it is the opposite of a subdivision. Skagit County has 75 parcels on file under the Campbell Lake name, and they share neither an era nor a lot size. Build years run from farmhouses dating to 1901 through 1935, on through every decade since, out to brand new 2024 and 2025 construction, with a few manufactured homes and some parcels in farm or agricultural use among them. Lots run from about half an acre to more than eighteen. Most sit outside the city limits on private septic, and many draw from a private well rather than piped water. So this is a rural lake community of individual properties rather than one neighborhood, and your marketing has to sell your parcel on its own terms instead of borrowing an average that does not exist.
Where selling your home in Campbell Lake begins
Begin with the documents and the Campbell Lake neighborhood page, then the pricing conversation, then the campaign. Properties closer to town sell on a different clock: if yours sits up toward the forest lands instead, selling near Whistle Lake is a closer comparison, and the citywide picture is on selling your home in Anacortes.
Homes deserve stewardship, and a property with land around it deserves a little more of it. DiAnn Sager, RE/MAX Gateway, Anacortes. Helping navigate your next move.
Frequently Asked Questions
Is selling a home at Campbell Lake different from selling in Anacortes?
Yes, mostly because you are outside the city limits. Permitting is county permitting, and water source and septic are property-by-property questions that a buyer, a lender, and a title company will all ask about. We gather that paperwork before listing rather than during a contingency period.
Is it called Campbell Lake or Lake Campbell?
Both, depending on who is talking. WDFW and the map name it Lake Campbell, 390.8 acres about four miles south of Anacortes, while the road and local usage say Campbell Lake. I use both in the marketing so a buyer searching either way finds your property.
Does a south Fidalgo property take longer to sell?
Usually longer than a city listing, because the buyer pool is smaller and often comes from off the island. That is why the campaign reaches beyond a local audience and why I build a longer runway into the plan and tell you about it before you sign, not in week five.
What paperwork should I find before I list?
Septic records, water source documentation, permits on any outbuildings, and the parcel history. Every one of those will be requested by somebody in the transaction, and locating them early is the difference between a smooth closing and a renegotiation.
