Buying a Home in Campbell Lake, South Fidalgo Island
A real consultation before the first showing, a search tuned to what you actually want, and a steady hand from offer to keys.
Buying a home in Campbell Lake means buying a county parcel
Buying a home in Campbell Lake puts you on the south end of Fidalgo Island, outside the Anacortes city limits, below Mount Erie and off Highway 20. The lake is 390.8 acres about four miles south of town, named Lake Campbell by WDFW and the map and Campbell Lake by the road and everyone out here. People choose this end for fresh water, forest, and land. The questions that decide whether a specific property is the right one are not about finishes. They are about water, septic, and what the county will let you do.
We start with a free consultation of 60 to 75 minutes. I want to know what you picture doing out here, because a lake cabin, a house with acreage, and a lot you plan to build on are three different purchases with three different sets of homework. You will sign a buyer agreement that states what I do and how I am paid, agreed between us, and then we go look with a list of questions already written.

Why buyers on the south end choose DiAnn Sager
I am DiAnn Sager, a broker with RE/MAX Gateway in Anacortes. I was licensed in January 2018 and RealTrends Verified counted 16 sides and $11.82 million in volume for me in 2025. I grew up on Fidalgo Island, so the south end is somewhere I have known my whole life rather than a search radius I added to a website.
What that buys you here is a slower, more suspicious kind of diligence. Out in the county, the seller's disclosure is a starting point, not an answer. Where the water comes from, what the septic system is and when it was last inspected, what permits exist and which ones expired, and what the county's rules allow on that parcel are all things I want in writing before your contingency dates run out. "Tell me what we don't know yet" is the right question to ask an agent, and out here the list is longer than it is in town.
The county record sets your expectations for what you are actually shopping. Skagit County has 75 parcels on file under the Campbell Lake name, and they are not variations on one house. Build years run from farmhouses dating to 1901 through 1935, through every decade since, out to brand new 2024 and 2025 construction, with a few manufactured homes and some parcels in farm or agricultural use in the mix. Lots run from about half an acre to more than eighteen. Most are outside the city limits on private septic, and many draw from a private well rather than piped water. There is no single Campbell Lake house and no neighborhood average to reason from, which is precisely why the diligence out here is done property by property.
How the search and the diligence work out here
The search is narrower than a city search and it moves more slowly, because fewer properties come up and they are not interchangeable. I set an MLS auto-search tuned to the south end and to what you actually want, then I look at each one against the questions we wrote in the consultation before either of us gets attached to a photograph.
Touring a county property takes longer. We walk the boundaries, find the septic and the water source on the ground rather than on a form, look at the driveway and the access, and think about what winter does to all of it. If there are outbuildings, we ask what was permitted and what was not. None of that is pessimism. It is the work that lets you buy with confidence instead of hope.
When you are ready, the offer gets written against genuinely comparable south-end sales, with contingency dates that leave room for the answers we are waiting on. I present it, negotiate it, and coordinate the inspection and the specialist reports the property calls for. After closing, I check in at 30, 90, and 180 days. Everything I have listed at the moment is on the listings page, and I can show you anything else on the market.
What living on the south end actually looks like
Highway 20 is the main street. North takes you to Sharpes Corner and the spur into Anacortes, west across the Swinomish Channel to the mainland and I-5, and south over the Deception Pass Bridge onto Whidbey Island. Heart Lake Road runs north past Lake Erie and Mount Erie Park toward town. Everything is a drive, and the highway being your route is part of the deal.
What you get for it is right out the door. Lake Campbell has a WDFW access with a boat launch on Campbell Lake Road. Lake Erie, 114.2 acres, has its own WDFW access and launch on the west side, west of Heart Lake Road and north of Rosario Road. Mount Erie Park covers 160 acres with a single-lane paved road to a 1,273-foot summit, where Mount Baker and Mount Rainier are visible on a clear day. Deception Pass State Park is south, with Rosario Beach, Bowman Bay, West Beach, and Cranberry Lake. Fidalgo Elementary on Gibralter Road is the Anacortes School District's south-end elementary school, with attendance areas set by the district.
The south end is farther out than Whistle Lake and entirely in the county, and it trades salt water for fresh. If the bluff and the bay are what you are really after, Biz Point is the other side of that choice and worth looking at before you decide.
Start buying a home in Campbell Lake with the right questions
Read the Campbell Lake neighborhood page first, then have the consultation, then tour. Out here the order matters more than it does in town, because the questions you forget to ask are the ones that cost money later. How I represent buyers, start to finish, is on buying a home, and if you are choosing this island from a distance, relocation is the better starting point.
Tell me what you are picturing and I will tell you honestly whether the south end delivers it. DiAnn Sager, RE/MAX Gateway, Anacortes. Let's get you home.
Frequently Asked Questions
Are Campbell Lake homes on city water and sewer?
The area sits outside the Anacortes city limits, so water source and septic are property-by-property questions rather than a given. I get those answers in writing before your contingency dates run out, along with any permit history on the parcel.
Can I keep a boat on the lake?
There is a WDFW access with a boat launch on Campbell Lake Road, and Lake Erie has its own WDFW access and launch on the west side. Whether a specific property carries any private water access is a parcel-by-parcel question and I confirm it before you write an offer.
How far is Campbell Lake from Anacortes?
The lake sits about four miles south of Anacortes off Highway 20. North on the highway takes you to Sharpes Corner and the spur into town, west across the Swinomish Channel to I-5, and south over Deception Pass Bridge to Whidbey Island.
Is buying out here riskier than buying in town?
Not riskier, just more homework. County permitting, septic, water source, and access all need real answers rather than assumptions, and that is exactly what the diligence period is for. We write the questions before we tour so nothing gets skipped in the excitement.
