Under Contract on an Anacortes Home: Now What?

Under contract. Now what?
Okay, this is the part of escrow that people don't really talk about. You're under contract on your Anacortes home. It finally feels real. Maybe even a little exciting, like you can breathe for a second.
And you can.
But this is also the part where things need to stay steady. There's a quiet stretch of this process that doesn't get talked about enough, and it's where deals either move forward smoothly or get complicated. So at DiAnn Sager Real Estate we focus on keeping it steady. Not stressful. Not complicated. Just steady.
What your lender is watching
Between now and closing, your lender is really only watching one thing: did anything change?
That's it. They're not looking for perfection. They're not trying to trip you up. They are doing their best to help you make it to the finish line, and what they need from you is financial consistency.
Once your loan is in motion, everything is being verified multiple times by the underwriters: your income, your credit, your accounts, all of it. Even small shifts can create questions. And questions slow the ship.
So what does steady actually mean?
It doesn't mean putting your life on hold. It just means we're not introducing anything new for a few weeks. That looks like:
- Keeping your job and income right where they are. If a change happens, and it can, contact your agent and lender immediately.
- Letting your credit stay exactly how you've been using it. No impulse purchases.
- Holding off on anything that adds a new payment, even if it feels small.
- Leaving your closing funds right where they are. Boy, I have a story about that one.
- Not moving money around without a quick conversation first. There's a lot of talk right now about new rules around money movement. The truth is nothing is stopping you from using your money. We just want to keep everything clear, documented, and easy for underwriting.
That's it.
The simplest way to think about it
If it creates a payment, opens credit, or ties you to someone else financially, we pause it for now.
Not forever. Just for right now.
This is where deals quietly fall apart
It's not because someone made a bad decision. It's usually because someone made a normal decision at the wrong time.
- Bought a car.
- Opened a store card.
- Co-signed a loan for someone.
- Moved money around without realizing it needed to be documented.
Things you'd never think twice about in everyday life. But during this window, they matter.
Where I come in
I'm not here to hover over you. But I am here to protect this process for you.
You've already done the hard part: finding the home, getting your offer accepted, getting everything moving forward. Now my job is to help make sure nothing unexpected gets in the way between here and the keys.
So if something comes up, even if it feels small, just call me. We'll walk through it together, quickly and calmly.
You're already in a good position
Nothing about this part is meant to feel restrictive. It's just a short window where we keep things clean, simple, and predictable. And then? You get your home.
