What Does It Cost to Sell a Home in Anacortes WA? A Real Numbers Breakdown

Real estate commissions

Commission structures in Washington have shifted with recent industry changes. Buyer's agent compensation is now negotiated separately rather than automatically included in the seller's offering. When you and I sit down at DiAnn Sager Real Estate, I'll walk you through exactly how that works for your Anacortes sale and what you're getting for the fee. Commission is often the largest line item in your closing costs, and you deserve to understand every dollar of it.

Washington State excise tax

Washington imposes a real estate excise tax (REET) when you sell. The rate is graduated: lower on sales under a certain threshold, higher above it. The state rate is 1.1% on the first part of the price and 1.28% on the part above that, up to roughly $1.5 million; above that it steps up to 2.75% and then 3%. The price brackets are adjusted every few years, and a local excise tax is added on top (Washington State Department of Revenue). Your escrow officer calculates the exact figure at closing.

Title and escrow fees

In Washington, the seller typically pays for the owner's title insurance policy, which protects the buyer against title defects, and escrow fees are usually split between buyer and seller. Both depend on your sale price and the companies involved, and your escrow officer itemizes them on your settlement statement.

Pre-sale repairs and preparation

This varies by home, but here's some good news: when you list with me, the professional photography and drone shots are part of my package, not your bill. Your prep budget goes to the home itself: deep cleaning, small repairs, and any deferred maintenance. The more a home needs, the more it spends, and that spending should come back in price and days on market. Here's what's worth doing and what to skip.

How to estimate your net proceeds

Take your expected sale price. Subtract the mortgage payoff, estimated commissions, excise tax, title and escrow fees, and any credits negotiated in the offer. What's left is yours. I prepare a seller net sheet for every client before we list, so there are no surprises at closing. The sale price side of that math starts with a real home valuation.
