Okay… this is the part of escrow that people don’t really talk about.

You’re under contract. It finally feels real. Maybe even a little exciting — like you can breathe for a second.

And you can.

But this is also the part where things need to stay… steady. There’s a quiet part of this process that doesn’t get talked about enough and it’s where deals can either move forward smoothly… or get complicated. So we will focus on keeping it Steady...

Not stressful.
Not complicated.
Just steady.

Between now and closing, your lender is really only watching one thing:

👉 Did anything change?

That’s it.

They’re not looking for perfection. They’re not trying to trip you up. They are doing their best to help you make it to the finish line. They just need your help and what that looks like is financial consistency.

Because once your loan is in motion, everything is being verified multiple times by the underwriters that means your income, your credit, your accounts… all of it.

And even small shifts can create questions. And questions?
They slow the ship.

So what does “steady” actually mean?

It just means we’re not introducing anything new for a few weeks.

That looks like:

  • Keeping your job and income right where they are. (if a change happens and it could, you need to contact your agent and lender immediately.)

  • Letting your credit stay exactly how you’ve been using it. (No impulse purchases.)

  • Holding off on anything that adds a new payment — even if it feels small.

  • Leaving your closing funds right where they are. Boy I have a story about that one!

  • And not moving money around without a quick conversation first. “There’s a lot of talk right now about new rules around money movement. The truth is nothing is stopping you from using your money we just want to keep everything clear, documented, and easy for underwriting.”

That’s it.

If it creates a payment, opens credit, or ties you to someone else financially…
