A home that sits gets noticed here, by buyers and their agents. Days on market pile up fast in a small market, and people start asking what's wrong with the house. Price reductions after 30 or 60 days usually net less than pricing it right on day one would have. The first two weeks are your window of maximum attention, and I won't let a client waste them on a wish.

How Comparable Sales Actually Work

A legitimate comparative market analysis looks at sold homes, not active listings and not automated online estimates: a close radius, similar condition, similar features, sold within the last three to six months. In Anacortes, that radius matters enormously. A home with a partial water view and a home without one, on the same street, can be priced $100,000 apart and both be correct. A national valuation tool can't see that. I can, because I know which side of the street the view starts on.

The Right Price Attracts Multiple Offers

Priced fairly in a market like this, a home doesn't just sell. It often draws competition, with buyers moving quickly and sometimes bringing their best offer without being asked. That dynamic disappears the moment a home feels overpriced.
