How to Prepare Your Anacortes Home to Sell: What Actually Moves the Needle
Start With the Buyer's First Impression
Before anything else, walk up to your own front door the way a buyer would see it for the first time. Is the landscaping tidy? Does the paint look fresh? Is the entry inviting? Curb appeal isn't about spending big. It's about making sure nothing outside the home makes a buyer hesitate before they're through the door. A clean exterior, trimmed shrubs, and a freshly painted front door can outwork a kitchen renovation.
Declutter Before You Deep Clean
The order matters. Declutter first, so you're cleaning the home you're actually selling instead of working around things that are leaving anyway. Go room by room and remove anything that makes a space feel smaller, more personal, or harder to picture as someone else's. Buyers here are often coming from bigger cities. They're looking for space and calm. Give them that.
Repairs Worth Making
Fix the things an inspector will flag anyway: leaky faucets, broken light switches, sticky doors, cracked caulk in the bathrooms, damaged screens. Small fixes like these tell buyers the home has been cared for. You don't need to renovate. You need the home to show it's been loved, and buyers can feel the difference.
Repairs Not Worth Making
Full kitchen remodels, all-new flooring, and major landscaping projects rarely return their full cost in our price range. Buyers want to put their own touch on a home. What they don't want is deferred maintenance. Spend on upkeep and cleanliness, not a $50K kitchen nobody asked for, and you'll likely net more.
Professional Photos Are Not Optional
Your first showing happens online, usually at 10 p.m. on someone's phone, when they're deciding which homes are worth their Saturday. Dark, cluttered, or distorted photos lose buyers before they ever call their agent. When you list with me, professional photography is part of my package, not another item on your to-do list.
