How to Choose a Listing Agent in Anacortes WA: What to Ask Before You Sign
Local Market Knowledge Is Not Negotiable
Anacortes is a market where a water view, a particular neighborhood, or a ferry-accessible location can mean $50,000 to $100,000 in price difference. You need an agent who knows this market by address. Ask anyone you interview, me included, how many homes they've listed and sold here in the past 12 months, and what their average days on market looks like. Answers matter more than confidence.
Ask How They Will Market Your Home
MLS entry and a lockbox is not a marketing plan. It's a minimum. Ask specifically: Will there be professional photography? Who writes the listing description? Do you run paid digital ads? What does your social media reach look like? And what happens in week two if there's no offer? An agent with clear answers has a real plan. An agent who gets vague is telling you something.
Understand the Listing Agreement Before You Sign
A listing agreement in Washington is a binding contract. It sets the price, the commission, the duration, and your obligations as a seller. Read it. Ask about the cancellation policy if things aren't working. Ask what happens if you find a buyer yourself. Those aren't adversarial questions. They're due diligence, and a good agent will welcome them. I do.
The Lowest Commission Isn't Always the Best Deal
An agent who discounts aggressively may also discount the marketing, the time, and the negotiating effort your sale gets. The question isn't who charges the least. It's who nets you the most after commission. An agent who gets you $20,000 more than a discount agent and charges a standard rate still leaves you ahead. Focus on net proceeds.
Chemistry and Communication Matter
You'll be in regular contact with this person for 30 to 90 days, through one of the bigger financial moments of your life. Ask how they prefer to communicate, how often you'll hear from them, and what their response time looks like on evenings and weekends when offers tend to land. Skill without communication will still cost you.
