Most national real estate advice says spring: list in April, catch the buyer wave in May, close before school's out. That's not wrong for Anacortes, but it's not the whole picture either. Our market runs on different currents. Folks relocating from California, remote workers coming up from Seattle, buyers who want to be settled before summer ferry season. Those people don't all shop on a school-year calendar, and I've closed strong sales here in every month of the year.

Spring: High Activity, High Competition

March through June does bring the most buyer activity. The weather turns, the San Juans start calling people north, and every listing looks its best with green lawns and long light. The trade-off is that more sellers list in spring too, so you're competing for attention in the most crowded season. If your home shows well and is priced right, spring works beautifully. If it's one of many similar listings, it can get lost in the crowd.

Summer: Serious Buyers, Island Energy

Summer brings a particular kind of buyer: people who've visited, fallen for the lifestyle, and are now shopping in earnest. Washington Park is full, the farmers market is humming, and the town does the selling for you. Homes with strong curb appeal and good outdoor spaces tend to shine June through August.

Fall: My Underrated Favorite

September and October are quietly excellent selling months here. Inventory drops, but the buyers still looking are motivated: relocations, retirement moves, life transitions that don't wait for a prettier season. Less competition means your home gets more attention, and fall sellers often have cleaner, faster transactions than the spring rush produces.

The Honest Answer

The best time to sell your Anacortes home is when your home is ready, your price is right, and your plan for what comes next is real. Preparation and pricing beat calendar timing, every time. A well-prepared, correctly priced home in January will outperform an overpriced, underprepared home in May. I've watched it happen more times than I can count.
